Naples Trophy Estate Relisted for $195 Million After $100 Million Price Cut

Gordon Pointe, a sprawling waterfront estate in Naples, Florida, has returned to the market for $195 million—$100 million below its original asking price. The reshaped 5.39-acre offering remains one of America’s most expensive homes, combining private beach frontage, a yacht basin and rare access to Naples Bay and the Gulf of Mexico.

Key takeaways

  • The Port Royal estate was initially listed for $295 million in 2024.
  • The current offering covers 5.39 acres and is priced at $195 million.
  • Features include approximately 722 feet of beach frontage and a 231-foot yacht basin.
  • Flooding, hurricanes and a limited pool of potential buyers may be slowing a sale.

From a $1 million purchase to a trophy property

Financier John Donahue began assembling the property in 1985, purchasing an approximately four-acre waterfront parcel for about $1 million. Over the following decades, the Donahue family expanded the holdings into a large private compound.

By 2024, the estate had grown to roughly nine acres and included multiple residences and extensive waterfront access. Its $295 million listing briefly made it the most expensive home offered for sale in the United States.

A smaller offering at a lower price

Gordon Pointe is now being marketed as a 5.39-acre property at 100 and 104 Bay Road. It was most recently offered for $210 million in January 2025 before returning at the substantially reduced price.

The current listing includes roughly 722 feet of beach frontage, a 231-foot yacht basin and views toward the Gulf. The $100 million reduction represents an approximately 34% decrease from the original asking price, although the estate remains among the country’s priciest residential listings.

Why the estate commands attention

The property’s appeal centers on land and access rather than the size of a single mansion. It sits at the southern end of Gordon Drive in Port Royal, one of Naples’ most exclusive neighborhoods, and offers privacy, direct beach access, bay views and protected boating facilities.

Large homes can be built elsewhere, but assembling several acres of contiguous waterfront land in an established coastal neighborhood is far more difficult. That scarcity helped support the original valuation and remains central to the property’s marketing.

Climate exposure adds to the challenge

The same coastal setting that makes Gordon Pointe valuable also exposes it to hurricanes, storm surge and flooding. Earlier flood-risk analysis cited in reporting estimated a 68% chance of flooding within 15 years and a 95% chance within 30 years. Researchers also rated the property’s wind exposure as extreme.

For a buyer capable of spending $195 million, those risks may be manageable, but insurance, resilience upgrades and long-term maintenance could still influence the purchasing decision.

Why it remains unsold

The estate is competing for an exceptionally small group of buyers seeking a very specific combination of privacy, prestige, land and boating access. At this price level, even a major reduction does not make the property broadly accessible.

For the right ultra-high-net-worth buyer, however, the lower asking price could make Gordon Pointe more attractive. Whether its rare waterfront setting outweighs the climate risks and ongoing costs will determine if the estate finally finds an owner.
