Miami Multifamily Holds Steady as New Supply and Job Losses Weigh on Outlook

South Florida’s multifamily market ended the summer with modest rent growth and substantial investment activity, but the outlook remained uneven. Asking rents rose slightly through August, while a forecast called for a small decline by year-end. New apartment deliveries continued to outpace the national rate, even as regional employment weakened and sales volume eased from a year earlier.

Key takeaways

  • Average advertised asking rents reached $2,545 in August, up 0.1% over three months.
  • Yardi Matrix forecast Miami rents would decline 0.3% by the end of 2026.
  • South Florida added 6,784 multifamily units through August, equal to 1.7% of existing stock.
  • Multifamily transactions totaled $2.2 billion, down 8.4% from the same period in 2025.

Rent growth remains modest

Average advertised asking rents increased 0.1% on a trailing three-month basis through August, reaching $2,545. That pace was 10 basis points below the national growth rate. Rents were 0.7% higher than a year earlier, but the latest Yardi Matrix forecast anticipated a 0.3% decline for Miami by year-end.

Employment and infrastructure show mixed signals

South Florida employment was down 0.4% through June, compared with no change nationally. Education and health services led the region’s gains, adding 11,600 jobs, but seven of the 10 employment sectors recorded net losses. The area’s unemployment rate was 3.7% in July, 0.4 percentage points below the U.S. rate, according to preliminary Bureau of Labor Statistics data.

Separately, new ramp configurations and traffic patterns began in September at the GGI interchange reconstruction in northern Miami-Dade County. The Florida Department of Transportation and Florida’s Turnpike Enterprise launched the $1 billion project in March 2024, with completion scheduled for fall 2031.

Deliveries outpace the national rate

South Florida added 6,784 multifamily units through August, representing 1.7% of existing inventory. The region’s delivery pace exceeded the national rate by 40 basis points, adding to the supply coming into the market as rent growth remained subdued.

Deal volume stays substantial

Multifamily transactions reached $2.2 billion during the period, a sizable total despite an 8.4% decline compared with the same period a year earlier. Together, the delivery and transaction figures point to continued activity in the region, although the rent forecast and employment data suggest a more cautious operating environment.
