Naples, Florida’s housing market experienced a notable year-over-year decline in home sales prices by the end of 2025, with an overall drop of 10.1%. However, the market showed signs of stabilization, as median sales prices remained flat from November to December 2025. This indicates a cooling trend compared to the previous year, though recent monthly figures suggest a plateau.

However, when compared to December 2024, when the median sales price was $612,000, there was a significant decrease of 10.1%.

Single-Family Homes Performance

Focusing on single-family homes, the median selling price in Collier County was $730,000 in December 2025, an increase of 2.8% from the previous month’s $710,000. Despite this monthly uptick, the median sales price for single-family homes was down 5.5% compared to December 2024, when it was $772,500. The market also saw an increase in high-value transactions, with 165 single-family homes selling for $1 million or more in December 2025, up from 137 in December 2024.

Condominiums and Townhomes Trends

For condominiums and townhomes, the median sales price rose by 1.7% in December 2025 to $399,000, up from $392,500 in November 2025. Year-over-year, however, prices for these properties saw a more substantial decline of 9.3%, falling from $440,000 in December 2024. Similar to single-family homes, the number of luxury sales increased, with 82 condominiums or townhomes selling for $1 million or more in December 2025, compared to 65 in the prior year.

Sales Volume and Statewide Comparison

Collier County recorded a notable increase in the number of home sales, with 922 transactions in December 2025, a 29.3% rise from 713 sales in December 2024. The total value of these residential sales reached $956.8 million.

Across Florida, the median home sales price in December 2025 was $380,000, a 1.3% increase from November 2025. The state saw 32,437 recorded sales, a 3.1% increase from the previous year. The total value of residential sales in Florida surged by 21.7% from November to December 2025, reaching $26.6 billion. High-value sales also increased statewide, with 10.18% of homes selling for $1 million or more, up from 8.36% in December 2024.
