Inside the Data-Driven Marketing Engine Behind a David Siddons Group Listing

David Siddons Group is highlighting a technology-driven approach to marketing Miami luxury properties. The brokerage says its strategy combines neighborhood-specific content, a large digital audience and lead-ranking tools to connect listings with buyers whose online behavior already indicates interest in a particular market and price range.

Key takeaways

  • The group says 15 territory managers produce recurring local articles and videos.
  • Its claimed audience includes more than 2,300 articles, 150,000 YouTube subscribers and a database exceeding 1 million contacts.
  • Listings are promoted first to highly engaged prospects and saved-search users.
  • Paid advertising is used to extend reach and retarget previous visitors rather than identify buyers by wealth or income.

A marketing system built around local expertise

The brokerage’s model assigns territory managers to specific Miami submarkets. Each manager publishes an article and a corresponding video every month, with content focused on local housing conditions, neighborhoods and buyer questions.

According to the group, each content pair can generate between 50 and 100 registrations. Across 15 managers, that represents an estimated 750 to 1,500 new contacts monthly from fresh content, although the company’s figures are self-reported and not independently verified.

Owned audiences replace one-time exposure

The central argument behind the system is that a large, engaged audience may be more valuable than a broad but unqualified advertising reach. David Siddons Group says about 50,000 people return to its website and database each month without requiring new advertising spend, while its YouTube channel has reached 150,000 subscribers.

The group also says its contact database has surpassed 1 million people, built through years of articles, videos, property searches and registrations. That accumulated audience allows a new listing to reach people already familiar with the brokerage and its coverage areas.

How listings are prioritized

The stated launch process begins with the most relevant prospects. People who have saved searches matching a property’s neighborhood and price range are contacted first, alongside leads ranked highly by the Follow Up Boss customer-management platform.

The ranking is based on engagement indicators such as how recently and how frequently a person has visited the website. Registration data—including purchase timing, financing status and whether a buyer must sell another property—helps the team determine whether a lead needs immediate follow-up or longer-term nurturing.

The limits of paid targeting

The article argues that conventional digital advertising cannot reliably identify luxury buyers by income or net worth. Housing-advertising rules on major platforms restrict many demographic and financial targeting options, making it difficult for agents to promise precise access to affluent households through advertising alone.

In this model, paid media is positioned as a supplement for reaching feeder markets and reconnecting with prior visitors. The brokerage’s claimed advantage is the audience developed organically through content, rather than an advertising list that disappears when spending stops.

What sellers can evaluate

The strategy shifts the marketing question from total impressions to relevance. Sellers may want to ask how many existing contacts match their neighborhood and price band, how inquiries are ranked, and how quickly qualified prospects receive follow-up.

The broader takeaway is that luxury listing marketing increasingly depends on sustained publishing, audience data and structured lead management. For David Siddons Group, those elements form a repeatable system designed to put a new property in front of informed prospects before broad promotion begins.
