Sotheby’s International Realty Expands Corporate Footprint With ONE and TTR Acquisitions

Sotheby’s International Realty Inc. has acquired ONE Sotheby’s International Realty and TTR Sotheby’s International Realty, bringing two major luxury brokerages under corporate ownership. The transactions expand the company’s directly operated presence across Florida’s east coast, the Washington, D.C., region, and select New Jersey markets. Financial terms were not disclosed.

Key takeaways

  • The acquisitions add two large luxury brokerages to Sotheby’s International Realty’s company-owned operations.
  • Existing leadership teams and local market identities will remain in place.
  • Agents are expected to gain expanded technology, marketing and referral resources.
  • The deals support the brand’s strategy of combining corporate brokerages with independent affiliates.

A broader company-owned strategy

The acquisitions reinforce Sotheby’s International Realty’s strategy of operating company-owned brokerages in influential luxury markets while continuing to grow through independently owned affiliates worldwide.

The company already operates corporate offices in markets including New York City, Los Angeles, Houston, Denver and Park City, Utah. With the additions of ONE and TTR, its company-owned network gains a stronger presence in South Florida, Florida’s Atlantic corridor, the Washington metropolitan area, and Princeton and Lambertville, New Jersey.

Sotheby’s International Realty has more than 1,100 offices across 86 countries and territories. The brand is marking its 50th anniversary this year.

Major regional platforms join the network

ONE Sotheby’s International Realty serves Florida’s east coast, including high-demand markets such as Miami, Fort Lauderdale and Palm Beach. The region has attracted substantial migration, wealth transfers and second-home activity since the pandemic.

In 2025, ONE reported $6.85 billion in sales volume across 5,257 transaction sides and had 1,375 agents, according to industry rankings. TTR Sotheby’s International Realty, which serves the Washington, D.C., area, recorded $5.71 billion in sales across 4,211 transaction sides with 548 agents.

TTR’s market is influenced by federal employment, government contracting, international organizations and policy-related demand, giving the Sotheby’s brand a significant foothold in another high-value regional economy.

Leadership and local identity remain

The acquired brokerages will retain their existing leadership teams, according to the announcement. ONE founder and executive chair Mayi de la Vega and President and CEO Daniel de la Vega will continue guiding the Florida operation.

TTR Executive Chairman Mark Lowham will also remain involved. Maintaining local leadership is intended to preserve the firms’ market knowledge, culture and boutique service models while connecting them to Sotheby’s broader corporate platform.

More tools and referral opportunities for agents

Sotheby’s International Realty said advisors at both companies will receive access to additional technology, marketing and networking resources. They will also benefit from expanded referral channels connecting markets that frequently share luxury buyers and sellers, including South Florida, New York and Washington, D.C.

The company described the acquisitions as part of an effort to combine local expertise with global referrals, technology and the reach of the Sotheby’s auction-house brand. The parent company said its corporate operations now include nearly 170 brokerage offices in major metropolitan and resort markets across the United States, while independent affiliates continue to operate separately with brand support.
