Designed by ODP Architects, the 121,636-square-foot building will focus on studio living, with every apartment including a private balcony. The development team says the project is intended to provide a higher-quality residential experience while maintaining workforce-housing affordability requirements.
The community is being developed through Florida’s Live Local Act, which supports housing for households within specified income ranges. All residences at The Triangle will be income-restricted to qualifying households earning no more than 120% of the area median income.
Amenities planned for residents
The Triangle’s shared spaces will include a 10,000-square-foot pool terrace on the fifth floor. The landscaped amenity deck is expected to feature private cabanas, an outdoor television, gathering areas and an outdoor grilling space.
At ground level, residents will have access to a 3,500-square-foot fitness center. Planned features include a health food and juice bar, private fitness studios and dedicated cardio rooms.
Development timeline and broader significance
DFRE principals Daniel Dias and Laura Weinstein-Berman described the project as an effort to pair attainable housing with thoughtful architecture and amenities. The company said the development reflects its goal of creating housing that supports the Health District’s workforce while contributing to the neighborhood’s long-term growth.
With construction now underway, The Triangle is scheduled to reach its structural top-off in mid-2027 and open in early 2028. Once completed, it will add more than 100 new apartments to one of Miami’s most concentrated employment and medical centers.
