Miami’s luxury housing market has reset the meaning of a $4 million budget. In Coral Gables and parts of Coconut Grove, rising prices per square foot mean buyers who once expected a spacious four-bedroom home may now face smaller properties, a different neighborhood or a significantly higher budget in 2026.
