A Four Seasons-branded residence at The Surf Club in Surfside led Miami-Dade’s latest luxury real estate activity with a $31.5 million contract. The deal was the priciest of 14 contracts signed from Aug. 3 through Aug. 9 for properties listed at $4 million or more, according to Douglas Elliman’s Eklund-Gomes team.

Surf Club residence tops the rankings
The 5,000-square-foot condominium at 9001 Collins Avenue includes four bedrooms, five bathrooms and one half-bath. Unit S-1003 was marketed at approximately $6,800 per square foot and had previously sold for $18.4 million in 2025.
The residence is part of The Surf Club, a historic private-club property developed into a Four Seasons hotel and luxury residential complex. The Surfside project has continued to attract major wealth, including billionaire former Starbucks chief executive Howard Schultz, who purchased a $44 million penthouse earlier this year.
Luxury market volume rises
The latest report recorded $135.8 million in combined asking-price volume, up from $110.5 million across 13 contracts in the prior report. Properties spent an average of 148 days on the market before going under contract.
Condos generated $69.2 million across six deals and averaged 219 days on the market. Their average contract value was $11.5 million, or roughly $2,500 per square foot.
The other eight contracts involved single-family homes. Together, they totaled $66.6 million in asking volume, with an average price of $8.3 million, or about $1,800 per square foot, after an average of 95 days on the market.
Other notable condo deals
The second-highest condo contract was a $14.8 million residence at the Residences at the Bath Club in Miami Beach. The six-bedroom unit is another example of buyers gravitating toward luxury developments connected to historic private clubs.
A residence at downtown Miami’s Zaha Hadid-designed One Thousand Museum entered contract at $7.5 million. Two additional deals at the Four Seasons Residences in Brickell were reported at $5.6 million and $5.2 million.
Bay Harbor Islands leads single-family sales
The most expensive single-family contract was for an approximately 6,000-square-foot mansion at 9814 West Broadview Drive in Bay Harbor Islands. Listed at $22 million, the eight-bedroom property has eight bathrooms, an additional half-bath and 80 feet of waterfront along Biscayne Bay.
Other significant home contracts included a $10 million property in Coconut Grove, a $9 million home in Miami Shores, a $5.8 million residence in Miami Beach and a $5.5 million Coral Gables property. The activity highlights continued demand for scarce waterfront and high-end residential land across Miami-Dade.
