Residences designed for modern living
Located at 2600 Biscayne Boulevard, Neo Edgewater was designed by Arquitectonica, with interiors by Vida Design. The residences feature floor-to-ceiling windows, open layouts and high ceilings. Kitchens include islands, European-style cabinetry, quartz countertops and premium appliances; additional features include in-unit laundry, custom walk-in closets and spa-inspired bathrooms. Select homes have balconies, while penthouse residences offer upgraded finishes and features such as integrated wine coolers.
Amenities and shared spaces
The building’s amenity program is intended to support fitness, work and social activities. Residents will have access to a resort-style pool deck with cabanas, co-working spaces, pet-friendly features and a staffed lobby. A padel court is available on weekends, and the 41st-floor rooftop deck can host private gatherings.
Oak Row co-founder and managing partner David Weitz said the project is designed to reflect Edgewater’s energy while offering residents a strong sense of place. Co-founder Erik Rutter described the development as part of the firm’s effort to bring mixed-use projects to neighborhoods shaping Miami’s future.
A mixed-use development in a central location
The residential tower is one part of 2600 Biscayne, which is also set to include Class A office and retail space. Listed commercial tenants include Equinox, Coastal Construction and Ferraro Law Firm. The commercial building is scheduled to open alongside the residences in October 2026.
Neo Edgewater sits between Midtown, the Design District, Wynwood, Downtown Miami and Miami Beach. Nearby destinations include Maurice A. Ferré Park, the Pérez Art Museum Miami, the Frost Science museum, the Adrienne Arsht Center and Kaseya Center. Biscayne Boulevard and access to I-195 and I-95 connect the neighborhood with other parts of Greater Miami. Bozzuto is leading leasing for the residences.
