Preleasing is underway at Lakeview at Nomi, a 342-apartment community in North Miami developed by Integra Investments with the city’s Community Redevelopment Agency. Apartment mix and affordability
The seven-story building occupies 7.6 acres. Apartments range from 605 to 1,245 square feet, with one-, two- and three-bedroom floor plans; some include dens. Four live-work residences range from 1,280 to 1,915 square feet.
Thirty-four homes are reserved for renters at specified income levels of 60%, 70% and 80% of area median income. The remaining apartments are available to households earning up to 120% of area median income. Residences are planned with open layouts, wood-style flooring, energy-efficient stainless-steel appliances and in-home washers and dryers.
Amenities and public space
Residents will have access to a resort-style pool and deck with a summer kitchen, a fitness center and coworking space. Other planned features include a clubhouse with a lounge and coffee bar, a central courtyard, a playground and an enclosed dog park. The community’s name reflects views of two nearby lakes.
A 528-foot linear public park is planned along NW 17th Avenue, adding green space beyond the residential grounds. Integra Principal Nelson Stabile said the project is intended to pair housing and renter-oriented amenities with a lasting contribution to the surrounding neighborhood.
Design and development
Integra Investments is developing Lakeview in partnership with the City of North Miami Community Redevelopment Agency. Anillo Toledo Lopez Architecture designed the building, ID & Design International worked on the interiors, Valentina Interior Design led art curation, and EGS2 served as landscape architect.
The project is designed to meet National Green Building Standard Silver standards. With preleasing now in progress and move-ins expected in November, the development is moving toward its first residents while adding housing and public space in North Miami.
