Hillsborough County Sees Surge in Commercial Real Estate Activity with New Developments and Transactions

Hillsborough County is experiencing a robust period of commercial real estate activity, marked by significant transactions and the commencement of new development projects. From large-scale industrial warehouses to essential retail centers and dining establishments, the region is attracting substantial investment, signaling continued economic growth and expansion.

The commercial real estate market in Hillsborough County has seen several notable transactions. Radiant Church Inc. acquired a media facility at 4002 W. Gandy Blvd. in Tampa for $15.5 million. Additionally, ADP MM Gandy LLC was involved in two transactions on Gandy Boulevard, purchasing a commercial building for $13 million and a media facility for $10 million. These deals highlight activity in the office and media sectors.

New Developments and Retail Expansion

Several new commercial developments are underway. In Riverview, The Ferber Company is developing a 15.5-acre retail center at the southeast corner of US 301 and Balm Road, expected to open by mid-2026. This center will feature six outparcels with tenants including Dutch Bros, Discount Tire, a car wash, a self-storage facility, and two quick-service restaurants. This project aims to serve the rapidly growing residential areas south of the development.

Industrial and Food Service Growth

Plans are in motion for a massive 1.25 million-square-foot warehouse in Plant City, proposed for HomeGoods. This development underscores the increasing demand for industrial and logistics space in the region. Furthermore, Chipotle is set to open two new locations in Hillsborough County, one in Lithia and another in Wimauma, expanding its footprint in the Tampa Bay area.

Retail Anchors and Community Needs

Publix is slated to anchor the new Wolf Creek Commons development within the Waterset community in Ruskin. This move by a major grocery chain indicates a focus on serving the daily needs of the expanding local population and adds another significant retail destination to the area.
