Ytech has unveiled plans for 75 Broadway, a 52-story residential tower in Brickell with 106 homes and prices starting at $3 million. The project is planned beside Simpson Park and near Biscayne Bay, with completion anticipated in late 2029. Its design pairs a limited number of residences with extensive private amenities and dedicated service.
Key takeaways
The proposal emphasizes privacy, design and resident-only services in a neighborhood known for high-rise development.
- The tower is planned to contain 99 residences and seven penthouses.
- Pricing starts at $3 million, with completion forecast for late 2029.
- About 42,000 square feet of amenities and a 24-hour butler team are planned.
- Kohn Pedersen Fox, ACPV ARCHITECTS and Enea are leading architecture, interiors and landscape design, respectively.
A lower-density approach to Brickell
The 75 Broadway site is on Broadway Road, next to the 10-acre Simpson Park preserve. Ytech says the property’s zoning could support nearly 300 residences, but the project is designed for 106 homes. The developer says that smaller collection allows for larger proportions and a more personalized service program.
A typical floor is planned to have no more than three homes, each with a private elevator foyer. Cervera Real Estate is managing exclusive sales. The tower’s residential spaces are being designed by Kohn Pedersen Fox, with interiors by ACPV ARCHITECTS Antonio Citterio Patricia Viel and landscape design by Enea.
Interiors and resident services
Plans call for natural stone, wood and bronze finishes. Kitchens are expected to include Arclinea cabinetry designed by Antonio Citterio and Gaggenau appliances. Ytech says the building’s amenities will be reserved for residents, rather than shared with a hotel or opened to the public.
The service plan includes a 24-hour butler team trained by the British Butler Institute. About 42,000 square feet of resident amenities are planned throughout the tower, including wellness facilities on the eighth floor. These are set to include a fitness center with Technogym equipment, a yoga area, baths, treatment and recovery rooms, and a landscaped Garden Terrace. Proposed wellness options include hyperbaric, cryotherapy and red-light facilities, as well as a cold plunge.
Amenities above the city
A higher-floor Owners’ Club is planned with a Drawing Room, Library, Dining Room, Study and Reserve. At the tower’s crown, the Pool Pavilion, Garden Rooms and Bay Spa are intended to bring indoor gathering areas and open-air views to a height of more than 600 feet.
Ytech says construction documents are complete, approvals have been secured, key agreements negotiated and condominium documents filed. Magnusson Klemencic Associates is providing structural and civil engineering. The developer anticipates that 75 Broadway will be completed in late 2029.
