Real estate investment management firm Town Lane has officially entered the senior living sector with the acquisition of two independent living communities in Florida. This strategic move marks a significant expansion for the company, which plans further acquisitions in the burgeoning senior housing market. The newly acquired properties are modern, built in 2020 and 2022, and collectively offer 373 units.

Strategic Entry into Senior Living

Town Lane, a New York City-based firm founded in 2024 by Blackstone Real Estate veteran Tyler Henritze, has identified senior living as a key growth area. The company raised $1.25 billion for its inaugural fund, targeting opportunistic returns across various sectors, with a particular focus on demographic and technological trends.

The two newly acquired independent living communities are located in Naples and Sarasota, Florida. These locations were chosen for their favorable demographics, including robust net in-migration and a growing population in the 75+ and 85+ age cohorts. The communities, built in 2020 and 2022, are described as "new-vintage" and "high-quality."

Operational Synergies and Future Plans

Discovery Senior Living will continue to operate and lease the independent living units. They also manage the co-located assisted living and memory care communities within these properties, creating operational synergies. Tyler Henritze, Town Lane Partner, expressed optimism about the investment, stating that the "underlying fundamentals in both these sub-markets, as well as the broader senior housing landscape, remain compelling."

Town Lane’s investment strategy is thematic, focusing on senior living, digital infrastructure, hospitality platforms, and logistics. The firm is actively seeking additional transactions, with pending deals expected to further expand its presence in the senior housing sector. Gibson Dunn LLP is providing legal counsel for Town Lane’s acquisitions.
