The Jobs Headline Is Missing the Bigger CRE Picture

The U.S. labor market is growing, but its headline figures conceal sharp differences among industries, age groups, occupations and regions. August brought 162,000 new jobs and upward revisions to earlier data, yet sluggish hiring and persistent labor shortages reveal a more complicated outlook for commercial real estate.

Key takeaways

  • About 80% of August’s job gains came from food services, local government and health care.
  • Unemployment held at 4.1%, even as 35% of small-business owners reported unfilled positions.
  • Younger workers and people seeking entry-level professional roles face growing challenges.
  • Manufacturing is adding jobs but continues to struggle to find skilled labor.
  • CRE investors need to examine job quality, location and industry—not just total employment.

A labor market full of contradictions

The latest employment figures offer reassurance at the national level, but they do not fully explain what workers and employers are experiencing. Hiring remains restrained, while businesses in several sectors report difficulty filling available roles.

That divide is especially visible among younger workers. Employment among people ages 22 to 25 declined 1.9% between November 2022 and June 2026, while employment increased among every older age group. Among occupations more exposed to artificial intelligence, employment for younger workers fell about 11%, compared with an approximately 10% increase in primarily non-AI-reliant roles.

The figures do not prove that AI caused the decline. Business conditions, training costs and employer expectations about future technology adoption may also be influencing hiring decisions.

Manufacturing highlights the skills mismatch

Manufacturing added 16,000 jobs in August, marking its third consecutive monthly gain. At the same time, job openings in the sector rose by 79,000 in July, underscoring the difficulty many manufacturers face in finding qualified workers.

For commercial real estate, this distinction matters. A market can show strong employment growth while still lacking the specialized labor needed to support industrial expansion. Investors and developers may therefore need to evaluate workforce skills, commuting patterns and proximity to training pipelines alongside traditional job totals.

What the labor divide means for property sectors

Multifamily demand could be affected by slower immigration, which may eventually reduce household formation and apartment absorption. Yet lower-income households are recording the strongest wage gains among income groups, supporting demand for more affordable housing. Class C apartments saw renewal rent growth near 3% in July, while renewal conversion reached roughly 60%, its highest level since 2022.

Younger professionals who struggle to establish careers may delay moving or forming independent households. Conversely, markets attracting expanding employers could see stronger renter demand.

Office properties face a similarly uneven outlook. Companies that invest successfully in AI may expand employment, including entry-level positions, rather than simply reduce headcount. That could create new demand in select office markets, although the effect will depend on industry, corporate strategy and geography.

The broader CRE lesson

National job growth remains a useful economic indicator, but it is not enough to guide real estate decisions by itself. Investors also need to ask where jobs are being created, which workers are filling them, what skills employers require and whether those jobs support household formation.

Those details can help identify future demand for offices, apartments, industrial facilities, retail space and self-storage. The labor market is not telling one story; it is telling several at once—and commercial real estate performance will depend on recognizing the differences.
