Publix has paid $26 million to acquire The Shoppes at Verdana Village, the grocery chain’s anchored shopping center in Estero. The purchase gives Publix ownership of the retail property and two developed outparcels along Corkscrew Road, a fast-growing corridor east of Interstate 75 where large residential communities are planned or underway.
Key takeaways
- Publix’s subsidiary bought The Shoppes at Verdana Village for $26 million; the transaction was recorded Oct. 29.
- The 78,000-square-foot center opened in 2024 and includes Publix and several other businesses.
- The property is near major residential development, including Verdana Village and the planned Kingston community.
The purchase adds to Publix’s growing portfolio of commercial real estate in Southwest Florida. The company has increasingly bought centers where it operates as an anchor tenant, shifting from leasing space to owning the property.
A strategic location on Corkscrew Road
The shopping center sits at the southeast corner of Verdana Village Boulevard and Corkscrew Road, about six miles east of Interstate 75. It is part of the larger Verdana Village development, planned for about 2,400 single-family homes and villas across roughly 2,100 acres.
Nearby, the proposed Kingston master-planned community is approved for as many as 10,000 homes across approximately 7,600 acres along Corkscrew Road and State Road 82. A commercial real estate analyst cited the area’s population growth and planned development as factors that make the location particularly valuable.
What the deal includes
The transfer was made from Shoppes at Verdana Village LLC, associated with developer Cameratta Companies, to Real Sub LLC, a Publix subsidiary based in Lakeland. The $26 million price was confirmed through documentary stamp taxes paid on the sale.
Built by WMG Development, the center opened in 2024. In addition to Publix, tenants include Dunkin’, The Nail Spa Estero, New York Pizza & Pasta and The UPS Store. The two outparcels are occupied by Fifth Third Bank and Heartland Dental.
Part of a wider real estate strategy
Publix has acquired other Southwest Florida centers, including Daniels Crossing in Fort Myers, which it bought for more than $36 million in May. Public-record research cited in the report indicates the company owns roughly 45 properties in the region, spanning shopping centers and other parcels.
Buying a center can give Publix more control over lease renewals, redevelopment and the businesses operating nearby. The company has also made substantial acquisitions elsewhere in Florida and the Southeast. Publix reported $62.7 billion in retail sales in 2025 and operates more than 1,400 stores; it controls more than 560 stores and shopping centers.
