A new chapter for Brickell Key
Designed by New York-based Kohn Pedersen Fox, the development is rising on the site of the former Mandarin Oriental, Miami hotel, which was demolished earlier in 2026. Brickell Key is a 44-acre island enclave near Brickell and downtown Miami. Swire has played a long-term role in the area’s development, including its work on Brickell City Centre.
Swire Properties Chief Executive Tim Blackburn said the project’s sales reflect its waterfront location, design team and Mandarin Oriental affiliation. Mandarin Oriental Group Chief Executive Laurent Kleitman described the groundbreaking as a step toward the brand’s return to Brickell Key.
Sales momentum and record penthouses
Sales across both towers have surpassed $1.7 billion, including more than $620 million in 2026. The project recorded over $150 million in sales during a three-month summer period. Since the North Tower’s Signature Gallery opened in May, that tower has reached 25% sold; the South Tower is 80% sold.
Earlier in the year, two crown penthouses sold to separate buyers for $49.9 million apiece. The deals set mainland Miami condominium records for both total sale price and price per square foot, at about $6,300 per square foot, according to the report.
Residences, design and amenities
North Tower homes will range from two to four bedrooms, while South Tower residences will offer two to five bedrooms. Plans call for floor-to-ceiling glass doors, private elevators and entry lobbies, custom Italian cabinetry, stone countertops and marble-finished bathrooms. Laura Gonzalez is designing North Tower residences, while Tristan Auer is responsible for South Tower interiors. Thailand-based SHMA is leading landscape architecture.
A 100,000-square-foot, multi-level amenity podium will connect the towers. Planned facilities include pools and cabanas, fitness and wellness spaces, dining areas, plunge pools, social lounges, meeting rooms, a library and coffee bar, sports court, game room, screening lounge and children’s club. North Tower residents are also expected to have access to the hotel’s spa and waterfront dining, alongside services from a dedicated residential team.
