Speed Bay Expands Florida and Texas Footprint With Three Industrial Acquisitions

Speed Bay Warehouse Solutions has acquired three shallow-bay, multitenant industrial properties totaling 595,705 square feet in Orlando, Florida, and Farmers Branch, Texas. The purchases broaden the platform’s presence in supply-constrained infill markets and add 17 buildings to its growing portfolio of small-bay industrial assets.

Key takeaways

The acquisitions reinforce Speed Bay’s focus on flexible industrial properties serving smaller tenants and local businesses.

  • The portfolio totals 595,705 square feet across three properties.
  • Two assets are located in Orlando, while the third is in the Dallas-Fort Worth area.
  • The properties comprise 17 buildings in total.
  • Speed Bay says it has acquired approximately 3 million square feet since launching its platform in June 2026.

Portfolio expands across two major markets

The acquired assets include Silver Star Commerce Center, an eight-building property in Orlando totaling 254,915 square feet. The company also purchased 429 Business Center, a seven-building, 259,378-square-foot complex in the same market.

The third property, Garden Brook, consists of two buildings totaling 81,412 square feet in Farmers Branch, a city within the Greater Dallas-Fort Worth region. Together, the properties give Speed Bay exposure to two large and economically diverse metropolitan areas.

Focus remains on shallow-bay industrial space

Shallow-bay facilities typically offer smaller warehouse and flex-industrial suites than large distribution centers. These properties can serve a broad tenant base, including contractors, service companies, distributors and other local and regional businesses.

Speed Bay’s strategy centers on multitenant assets in infill locations where available industrial land is limited and demand for smaller spaces remains durable. The properties’ multi-building configurations also provide opportunities to accommodate tenants with varying space requirements.

Acquisitions support platform growth

Speed Bay describes itself as a vertically integrated investment and operating platform focused exclusively on shallow-bay, multitenant light industrial real estate. Its latest purchases bring its reported acquisition volume to approximately 3 million square feet since the platform’s launch.

The expansion reflects continued investor interest in smaller-format industrial properties, which can benefit from tenant diversification and proximity to population centers. By adding assets in Orlando and the Dallas-Fort Worth area, Speed Bay is extending its strategy across established logistics and business-service markets.

Outlook for the strategy

The acquisitions position Speed Bay to continue building a national portfolio of small-bay industrial properties. Its emphasis on supply-constrained infill markets may help the company pursue stable occupancy and pricing opportunities while serving tenants that often have fewer alternatives than users of large distribution facilities.

Future growth will likely depend on the availability of suitable properties, local tenant demand and the company’s ability to operate and improve multitenant assets across multiple markets.
