South Florida’s Luxury Real Estate Market Soars with Record Deals and New Developments

South Florida’s luxury real estate market is experiencing a significant boom in early 2026, marked by record-breaking sales and a surge in high-end development projects. From ultra-luxury residences to ambitious mixed-use communities, the region is attracting significant investment and solidifying its status as a premier destination for the affluent.

Key Takeaways

  • The luxury housing market, particularly for condos, has seen substantial year-over-year growth.
  • Wellington is emerging as a hotbed for equestrian-focused luxury developments.
  • Condo buyouts are accelerating, reshaping coastal landscapes for new luxury towers.
  • High-value residential and commercial transactions continue to set new benchmarks.

Record-Breaking Residential Sales

Palm Beach has witnessed one of South Florida’s priciest home sales, with an under-construction property at 757 Island Drive fetching $93.3 million. This sale highlights the robust demand for prime waterfront real estate. In Miami Beach, a 4,500-square-foot home on North Bay Road sold for $25.5 million, demonstrating continued strong performance in established luxury enclaves. Another notable transaction in Miami involved a 6,300-square-foot home selling for $10.1 million.

Wellington’s Luxury Equestrian Enclave

Wellington, renowned as the winter equestrian capital of the world, is experiencing a significant influx of luxury real estate development. Attracting high-profile equestrians and their families, the area is seeing substantial investment in equestrian estates and mixed-use communities. Projects like "The Wellington," a collaboration involving Tiger Woods, Justin Timberlake, and equestrian investor Mark Bellissimo, will feature private residences, a hotel, and retail spaces. Related Ross is also developing "Village Landing," a large-scale mixed-use center aimed at both high-end and moderate demographics.

Condo Buyout Bonanza Reshaping Coastlines

A significant trend reshaping South Florida’s coastal housing landscape is the accelerating pace of condo buyouts. Developers are increasingly acquiring older condominium buildings, often driven by post-pandemic economics, stricter safety regulations, and a scarcity of redevelopment sites. Notable examples include a proposed $430 million offer for two West Palm Beach properties and a $100 million buyout of Harbor Towers. These buyouts are paving the way for new generations of luxury towers, with some transactions reaching exceptionally high per-unit prices.

Florida Luxury Market Surges

Across the state, Florida’s luxury housing market demonstrated remarkable strength in early 2026. Closed sales of single-family homes priced over $1 million increased by more than 14% year-over-year. The ultra-high-end market saw even more dramatic gains, with sales between $5 million and $10 million jumping over 31%. Luxury condos and townhouses outperformed, with sales above $1 million climbing 41% year-over-year, particularly in the $3 million to $5 million price range, which surged nearly 69%. This sustained demand is attributed to affluent relocation buyers, investors, and second-home purchasers.
