Self-Storage Deals Top $2.6 Billion as San Francisco Leads 2025 Markets

Self-storage property sales exceeded $2.6 billion in 2025, up from about $2.4 billion the year before, according to Yardi Matrix data. San Francisco led the market rankings, while a group of 10 metros accounted for a growing share of national activity. Prices rose overall even as less square footage changed hands.

Key takeaways

  • The 10 leading metros represented 42.3% of national self-storage sales, compared with 32.5% in 2024.
  • San Francisco ranked first with nearly $212 million in transactions; New York’s suburbs and Seattle followed.
  • The national average sale price reached $117.01 per square foot, a 6.6% annual increase.

A stronger but more concentrated market

The average transaction grew to more than $5.9 million, up from $4.9 million in 2024. The overall rise in pricing came despite a decline in the amount of space traded, indicating that activity centered on fewer, larger deals. The figures exclude portfolio transactions and sales of facilities still under development.

The top 10 markets

San Francisco’s nearly $212 million in sales was more than twice its 2024 total. Sixteen properties traded, and the metro’s average price rose 28.3% to $208.85 per square foot. New York’s suburbs also more than doubled sales, reaching over $129 million across 14 properties; average pricing climbed 11.2% to $174.16 per square foot. Seattle ranked third at $118.7 million, with sales volume up 301.7% and average pricing down 6.6% to $181.30 per square foot.

Atlanta placed fourth with more than $117.8 million in deals, although volume slipped 1.7% and average pricing fell 3.4% to $118.40 per square foot. Miami ranked fifth at $113.6 million, down 31.7% year over year, while its average price dropped 38% to $143.70. Las Vegas came in sixth with about $105.2 million in sales, a 548.6% increase; its average price held nearly flat at $122.80 per square foot.

Nashville ranked seventh with over $100.8 million in transactions. Its average price surged 71.1% to $172.40 per square foot. Tampa followed with more than $93.8 million in sales, up 59.5%, and an 11.3% increase in average pricing to $141. Los Angeles ranked ninth at approximately $58.1 million, down 66%; its average price fell to $151.70 per square foot from $296.60. Boston completed the top 10 with $54 million in deals, up 134.5%, while average pricing more than doubled to $170.30 per square foot.

Standout transactions

Individual deals illustrate the range of activity across the metros. In Walnut Creek, Calif., Ancora Group Holdings bought a 220,236-square-foot Extra Space Storage facility for $47 million. In Nashville, Mini Mall Storage paid $30.3 million for a 119,571-square-foot Class A property. A newer, 121,969-square-foot facility in North Miami sold to CubeSmart for $31.5 million, or $258.30 per square foot.
