SeaGlass Cove reaches 50% sales milestone in Marathon

SeaGlass Cove, a newly completed oceanfront residential community in Marathon, has sold half of its planned homes. The project’s developers say seven of the 14 three-story residences have found buyers, while the remaining move-in-ready properties are being offered at prices starting at $3 million.

Constellation Group, a Miami-based commercial real estate investment and development firm, and Lakeland-based Ironwood Venture Group developed SeaGlass Cove at 59720 Overseas Highway in Marathon. Construction is now complete, marking the transition from an active development project to an operating residential community.

The remaining residences include four that are being sold fully furnished. The homes are being marketed both to buyers seeking a primary or vacation residence and to investors interested in short-term rental income.

Luxury features and private amenities

Each three-story residence offers approximately 5,000 square feet of living and entertainment space, along with views of the Atlantic Ocean. The homes are designed around indoor-outdoor living and include high-end features intended to support both entertaining and extended stays.

Amenities include chef’s kitchens, spa-style bathrooms, two-car garages, private cabanas, fire pits and summer kitchens. Residents also have beach access and use of a pool positioned to overlook the ocean.

Recreation and rental appeal

SeaGlass Cove’s amenity package is aimed at residents who want a resort-style experience in the Middle Keys. Listed activities include paddleboarding, swimming, fishing, snorkeling and biking, while an on-site pickleball court adds another recreational option.

The combination of ocean access, private outdoor spaces and furnished residences may also appeal to buyers evaluating the property as an income-producing asset. However, the development’s marketing addresses both investors and owners who plan to live in the community.

Financing reflects project completion

A closing on an $8.46 million loan from Centennial Bank followed the completion of construction. The financing replaces the project’s construction loan, a step that signals the development has moved beyond its building phase.

With seven residences still on the market, SeaGlass Cove remains one of Marathon’s notable luxury housing offerings. The available homes provide prospective buyers with an opportunity to purchase newly completed properties in an oceanfront setting, with asking prices beginning at $3 million.
