S3 Capital Fuels Miami’s Edgewater Growth with $111M Construction Loan

Argentina-based developer HA Emprendimientos has secured a $111 million construction loan from S3 Capital for Sense 22, a 328-unit luxury residential project in Miami’s Edgewater neighborhood. The 36-story tower, which broke ground in March, is slated for completion in 2028 and will integrate a significant portion of affordable housing units to address local demand.

Advancing the Edgewater skyline

Located at 114 NE 22nd St., the Sense 22 development is set to become a prominent fixture in the Edgewater district. As one of the tallest buildings proposed under the Live Local Act, the project emphasizes a commitment to both luxury and accessibility. The tower will offer a diverse mix of studio, one-bedroom, and two-bedroom floorplans to accommodate various residential needs.

Future residents will have access to an extensive suite of amenities designed for modern urban living. These include a swimming pool with a sprawling deck, a clubhouse, fitness facilities, spa services, and dedicated coworking spaces. Additionally, the building will feature 372 parking spots and a rooftop terrace equipped with outdoor grilling areas for social gatherings.

Market momentum in Miami

The financing for Sense 22 arrives as Miami continues to experience robust multifamily construction activity. As of early 2026, the metro area remains a leader in new residential starts across South Florida. Developers are actively responding to the high demand for housing, with thousands of units currently in the pipeline expected to come online throughout the remainder of the year.

JLL’s Capital Markets Debt Advisory team, led by Max La Cava and Pier Barinci, played a pivotal role in negotiating the financing for HA Emprendimientos. This project follows the developer’s previous work in the area, including the Sense 28 community. With 16 years of experience across the U.S. and Latin America, HA Emprendimientos continues to strengthen its footprint in the competitive Miami real estate market.
