Miami’s urban landscape is poised for a significant transformation with the approval of the $2 billion Midtown Park mixed-use project. Spearheaded by Rosso Development, Midtown Development, and Proper Hospitality, the development has received the green light from the City of Miami’s Urban Development Review Board. This ambitious project promises to redefine Midtown Miami as a vibrant, walkable neighborhood.

Key Takeaways

  • A $2 billion mixed-use development, Midtown Park, has received city approval in Miami.
  • The project will feature 924 condominiums, 60,000 sq ft of office space, and over 120,000 sq ft of retail.
  • Development will occur in two phases, with completion anticipated by 2028.
  • The project emphasizes walkability with pedestrian-oriented spaces and public plazas.

A New Master-Planned Neighborhood

Spanning five acres in Midtown Miami, Midtown Park is designed to be a cohesive, walkable community situated between the trendy Wynwood and Design District neighborhoods. The development will encompass 924 condominium units, 60,000 square feet of office space, and more than 120,000 square feet of retail, all anchored by two public plazas. The project’s architectural vision is brought to life by Arquitectonica as the architect of record, with Meyer Davis Studios handling interior design and Naturalficial as landscape architects.

Phased Development and Amenities

Midtown Park will be developed in two phases, with an estimated completion date of 2028. The initial phase includes a 28-story condominium tower with 288 units, strategically located at 3055 N. Miami Ave., offering convenient access to major interstates and proximity to downtown Miami and the airport. The overall project will feature two 28-story towers, two 17-story buildings, and a low-rise retail component. Notably, the southern portion of the site will initially host a temporary two-acre Ultra Padel club, the largest in the U.S., before its permanent integration in Phase Two.

Residences will range from studios to three-bedroom units, including a penthouse collection. Interior features boast high ceilings, wrap-around balconies, floor-to-ceiling windows, Italian cabinetry, and luxurious primary bathrooms. The amenity package is extensive, spread across the first seven floors, and includes a grand lobby with an art gallery, a ground-floor cafe, a heated swimming pool, spa facilities, private gardens, and a pickleball court with an outdoor kitchen. Residents will also benefit from a range of services, including social events, wellness activities, and on-demand conveniences facilitated by Proper Hospitality.

Miami’s Booming Condominium Market

Midtown Park enters a robust Miami condominium market, joining other significant developments. Recent projects include Newgard Group and Two Roads Development’s One Brickell Riverfront, a 784-unit, two-tower complex that secured substantial construction funding. Additionally, Merrimac Ventures and Aria Development Group’s 600 Miami Worldcenter, a fully sold-out 32-story condo with 606 residences, is slated to open in 2026. Grupo T&C’s Edge House Miami, a luxury condo project in Edgewater, also received city approvals earlier this year.
