Miami is preparing for a dramatic addition to its skyline as a 100-story Waldorf Astoria condo-hotel rises toward a planned 1,049-foot height. A second luxury tower, the Delano Residences & Hotel Miami, is also planned for the same downtown block, reinforcing the city’s growing reputation for super-tall residential development.
Key takeaways
- The Waldorf Astoria Miami is expected to become Florida’s tallest building at 1,049 feet.
- The 100-story project is scheduled for completion in 2028.
- About 90% of its 387 condominium units are already under deposit.
- A 985-foot, 90-story Delano tower could begin construction as early as next year.
Together, the projects would bring more than 800 luxury residential, rental and hotel units to a prominent downtown Miami site.
Waldorf Astoria aims for the state height record
The Waldorf Astoria Hotel & Residences Miami is under construction and had reached its 85th floor by late August. The building is designed as a vertical stack of glass cubes and is expected to top out later this fall, according to developer Property Markets Group.
The tower will include 387 condominiums and 205 hotel rooms operated under the Waldorf Astoria brand. Prices for residences begin at approximately $3.15 million, while the top-floor penthouse is listed at $50 million.
At 1,049 feet, the building would surpass Miami’s 868-foot Panorama Tower, currently the tallest completed building in Florida. It would also rank among the 20 tallest buildings in the United States, narrowly exceeding New York’s Chrysler Building.
Delano tower would follow on the same block
PMG is also planning the Delano Residences & Hotel Miami, a 90-story, 985-foot tower that could break ground as early as next year. Planned as an all-glass interpretation of Art Deco design, it would contain 421 luxury rental and condo-hotel units.
The hotel component is expected to occupy floors 20 through 47, with 266 furnished suites managed under the Delano brand by Ennismore and Accor. The project would give the downtown site two distinctive hospitality concepts while adding another major architectural landmark to Miami’s expanding skyline.
Miami’s luxury market continues to grow
The developments are arriving amid a broader wave of high-end condominium construction across Florida. PMG managing partner Ryan Shear said buyers are increasingly focused not only on location and size, but also on design, service, quality and lifestyle.
The Waldorf and Delano projects will join other major towers reshaping Miami, including the 950-foot Cipriani Residences Miami, which is under construction roughly 1.5 miles south. That building is expected to open with 397 condominiums, starting at about $1.8 million.
Multiple Waldorf Astoria projects could open in South Florida
The downtown tower should not be confused with Waldorf Astoria Miami Beach, a separate project involving the renovation and rebranding of the former W South Beach hotel. That 20-story property is expected to open in winter 2027 under Hilton management.
If both Waldorf Astoria projects remain on schedule, South Florida will gain two different luxury hospitality destinations, while downtown Miami adds one of the nation’s most prominent new residential skyscrapers.
