Developers PMG, Lion Development Group, and LNDMRK Development have officially broken ground on One West Twelve Residences (ONE W12), a new luxury residential building in Downtown Miami’s Historic Overtown neighborhood. The project, which commenced on October 1, features 372 residences and aims to blend modern living with the area’s rich history.

Key Takeaways

  • Developers: PMG, Lion Development Group, LNDMRK Development
  • Location: Historic Overtown, Downtown Miami
  • Units: 372 bespoke residences
  • Completion: Slated for 2028
  • Sales Status: Currently 97% sold

A New Era for Overtown

One West Twelve Residences is set to introduce 372 luxury residences to the heart of Historic Overtown, offering stunning views of the Miami skyline and sunset vistas. The development emphasizes a dynamic lifestyle with its prime location in one of Downtown Miami’s rapidly evolving neighborhoods. The project aims to capture the essence of Miami’s glamour through a variety of amenities and community-focused experiences.

Michael Simkins, CEO of Lion Development Group, expressed pride in the project’s contribution to Overtown’s transformation, stating, "This neighborhood has experienced tremendous growth and transformation over the past decade, and as a local business owner, it’s been a privilege to witness and to contribute to that with meaningful projects like ONE W12." PMG Residential is handling sales, with John Moriarty & Associates serving as the general contractor. The anticipated completion date for ONE W12 is 2028.

Culinary and Lifestyle Amenities

Adding to the neighborhood’s appeal, ONE W12 will feature Vibe BBQ, a new quick-serve restaurant by acclaimed chef Marcus Samuelsson. Building on the success of his Red Rooster Overtown, Vibe BBQ will offer an expanded lounge area and cocktail program with a distinct "Miami flair," while staying true to its roots of celebrating American comfort classics.

The building’s design, by CUBE 3, focuses on an experiential lifestyle for residents and the local community. Amenities include:

  • An elegant lobby inspired by the area’s vibrant spirit.
  • An atmospheric rooftop garden and pool with lounge areas.

  • Curated art installations throughout the property.
  • Smart-building technology.
  • House cruiser bikes with storage.

Ryan Shear, Managing Partner at PMG, highlighted the project’s commitment to "creating engaging, community-focused developments that elevate and redefine the residential experience." The residences will be fully furnished and finished, offering studio and one-bedroom units, as well as a limited number of one-, two-, and three-bedroom townhomes. The flexibility for short-term rentals is also a key feature.

Prime Location and Residence Features

Alex Karakhanian, Principal of LNDMRK Development, noted the strong community reception, stating, "ONE W12 has been incredibly well received by the community, which is a testament to how it answers the demand for quality, highly activated luxury developments." The development is strategically located near the historic Overtown, Park West, and Miami’s Arts and Entertainment District, offering easy access to culture and entertainment. Its proximity to MiamiCentral Station also ensures excellent connectivity throughout South Florida via Brightline.

  • Fully-integrated kitchens with custom countertops and Miele appliances.

  • Modern bathroom fixtures and finishes.
  • Contemporary lighting packages.
  • In-unit washers and dryers.
