Miami-Dade Owners Should Check 2026 TRIM Notices Before Contesting Tax Values

Miami-Dade County property owners are being encouraged to carefully review their 2026 TRIM notices as the county enters its annual budget season. The document outlines assessed values, exemptions and proposed taxes—but it is not the final tax bill. Reviewing it early can help owners correct errors or challenge an assessment.

What property owners should review

The notice is designed to give owners an early look at how their property may be taxed. It includes information from the various taxing authorities and identifies exemptions or other benefits applied to the property.

Owners should check whether the listed property details, assessed value and exemptions appear accurate. Homestead, portability, senior, disability, veterans’ and widow or widower benefits can significantly affect a property’s taxable value, making it important to identify missing or incorrect exemptions promptly.

Why the notice is not the final bill

TRIM stands for “Truth in Millage,” and the notice is issued before local governments complete their budget process. The proposed tax figures can change after county commissioners approve final millage rates during budget hearings for fiscal year 2026–2027.

The county is expected to begin mailing annual tax bills in late October, after those rates are finalized. A public budget hearing is scheduled for Sept. 15 at the Stephen P. Clark Center in downtown Miami.

Owners can seek an initial review

Property owners who believe their assessment is too high are encouraged to first contact the Property Appraiser’s Office for an informal review. This interview period may resolve discrepancies without requiring a formal appeal.

Helpful supporting materials can include:

  • Recent comparable property sales
  • Independent appraisal reports
  • Photographs documenting damage
  • Repair estimates
  • Relevant commercial property income or operating data

Providing clear documentation can help explain why the assessed value may not reflect the property’s condition or market circumstances.

Outreach and exemption assistance continue

Property Appraiser Tomás Regalado said the office is expanding direct assistance through its offices and community outreach events across Miami-Dade. The office reports that more than 89,657 families have received help since the start of the current administration, representing an estimated $2.601 billion in property-tax savings.

The broader effort includes helping residents apply for or maintain exemptions and benefits available under Florida law. Officials are urging owners to treat the TRIM notice as an opportunity to verify their records before final tax bills arrive and before deciding whether a formal challenge is necessary.
