Demolition has commenced for The HueHub, a significant $880 million, 4,032-unit mixed-use development in Miami’s West Little River neighborhood. This project marks a milestone as Florida’s first development sponsored by the Live Local Act, aiming to provide much-needed attainable housing for the workforce in Miami-Dade County.

A New Era for Workforce Housing

The demolition at 8395 NW 27th Ave. is the first step in bringing The HueHub to life. A formal groundbreaking ceremony is anticipated once this initial phase concludes. The project is a collaboration between former Spanish real estate developer Pablo Castro and local developer Laura Tauber. Its primary mission is to offer attainable apartments for essential workers, including firefighters, police officers, educators, healthcare professionals, hospitality staff, and local service employees, addressing the high cost of living in Miami.

Landmark Agreement and Live Local Act

Before demolition began, developers secured a crucial agreement to reserve approximately 3,000 units at base rental rates. This initiative is central to the project’s goal of fostering housing stability in one of the nation’s most expensive rental markets. The HueHub is also a pioneering project under Florida’s Live Local Act, legislation passed in 2023 and subsequently updated to stimulate the creation of more attainable workforce housing. Under this act, 40 percent of The HueHub’s 4,032 units will be designated for individuals earning at or below 120 percent of the local median income. Projected starting rents are approximately $1,300 for a studio, $1,600 for a one-bedroom, and $1,900 for a two-bedroom apartment.

Comprehensive Amenities and Sustainable Design

Miami-Dade County approved the transit-oriented development in August. The expansive 12-acre site will comprise seven 35-story towers featuring furnished units. The project, designed by Arquitectonica, will offer a wealth of on-site amenities, retail options, and public green spaces. Development partners include Coastal Construction, Bilzin, Greenberg Traurig, and Franyie Engineers. The construction will incorporate green building practices, utilizing eco-friendly materials and energy-efficient systems, including a water conservation framework. Residents will benefit from nearly 200,000 square feet of interior amenities, such as coworking and cultural spaces, childcare, healthcare services, and concierge offerings. Plans also include an urgent care facility, a learning center, and a two-acre public park, complemented by a swimming pool. Its strategic location near the Northside Metrorail Station and Tri-Rail ensures convenient access to downtown Miami, the airport, and employment centers across South Florida.
