European hospitality giant Kempinski Group is making its highly anticipated U.S. debut with the launch of Kempinski Residences Miami Design District. This marks the brand’s first branded residential project in the United States, signaling a significant expansion into the American luxury market. The development promises to bring Kempinski’s renowned European elegance and legendary service to Miami’s vibrant Design District.

Key Takeaways

  • Kempinski Group, Europe’s oldest luxury hospitality brand, is entering the U.S. market with its first branded residences.
  • The project features two 20-story towers offering 132 condominiums, six townhomes, and 17 guest suites.
  • Residences will range from two to four bedrooms, with expansive living spaces and private terraces.
  • The development boasts a comprehensive suite of luxury amenities, including a fitness center, spa, multiple pools, and unique simulator rooms.
  • Delivery is slated for the fourth quarter of 2029, with sales spearheaded by ISG World.

A New Era of Luxury Living

Kempinski Residences Miami Design District is set to redefine luxury urban living in one of Miami’s most prestigious enclaves. Developed by Miami-based DaGrosa Capital Development Partners, the project will feature two striking 20-story towers located at 3801 and 3883 Biscayne Boulevard. The architectural vision is helmed by Arquitectonica, with interiors designed by Rockwell Group and landscape architecture by Enea.

Exclusive Residences and Amenities

The development will offer a total of 132 condominiums, alongside six exclusive townhomes and 17 guest suites. The residences are designed to cater to discerning buyers, with configurations ranging from two to four bedrooms. Interiors will span from 2,100 to 3,100 square feet, with total living areas extending up to 3,700 square feet. A key feature of each residence will be private terraces offering breathtaking views of Biscayne Bay and the downtown Miami skyline.

Kempinski Group CEO Barbara Muckermann expressed enthusiasm for the project, stating, "Miami is where timeless luxury and visionary development converge at the highest level, making it the ideal setting to introduce Europe’s oldest luxury hospitality brand." She added that the brand’s ethos of ‘The Good Life’ will provide an elevated urban lifestyle that resonates with the destination’s vibrant culture and authentic living.

The project will feature an extensive array of amenities designed to enhance the resident experience. A third-floor amenity bridge will house a state-of-the-art fitness center, a tranquil spa, a lap pool, a cold plunge, saunas, and outdoor training areas. Culinary experiences will be catered to with a restaurant offering terrace seating and elegant dining salons. Additional facilities include a library, a screening room, golf and Formula 1 simulator rooms, as well as dedicated children’s play areas, splash pads, and a padel court.

A Compelling Offering for the Market

Craig Studnicky, CEO of ISG World, highlighted the unique value proposition of Kempinski Residences. "Kempinski brings a rare standard of service and refinement to Miami’s branded residential landscape," Studnicky commented. "Today’s luxury buyers understand design, but Kempinski is further distinguished by its heritage of bespoke service and attention to detail. Paired with the Design District’s creative energy, this is a highly compelling offering for the market."

The development is scheduled for delivery in the fourth quarter of 2029, with ISG World leading the sales efforts.
