Flexible workspace provider Industrious has leased an entire 18,200-square-foot floor at 902 Broadway in the heart of Manhattan’s Flatiron District. This long-term commitment signifies a growing trend of coworking companies expanding their footprint in New York City as businesses adapt to new working models.

Key Takeaways

  • Industrious has leased the entire seventh floor at 902 Broadway.
  • The lease spans 18,200 square feet and is a long-term agreement.
  • The location in the Flatiron District offers central access to transit and amenities.

Strategic Expansion in a Dynamic Market

Industrious, known for its premium flexible workplaces, has finalized a significant lease agreement for 18,200 square feet at 902 Broadway. This acquisition will see the company occupy the entirety of the building’s seventh floor, marking a substantial expansion in a highly sought-after Manhattan neighborhood. The deal was arranged by Koeppel Rosen LLC, with Max Koeppel representing the ownership in-house. Cushman & Wakefield’s Justin Halpern and Edward Wartels represented Industrious in the transaction.

Resurgence of Coworking Spaces

Max Koeppel noted the increasing demand for coworking spaces in New York City, attributing it to companies’ ongoing efforts to accommodate evolving work styles and employee preferences. "As companies continue to adapt to ever-evolving working styles and employee preferences, we’re seeing a resurgence of coworking providers leasing space in New York City," Koeppel stated. The Flatiron District was identified as an ideal location for Industrious due to its central position, excellent transit accessibility, proximity to recreational options, and desirable building amenities.

Prime Location Benefits

The choice of 902 Broadway underscores the strategic importance of the Flatiron District. This vibrant area provides employees with convenient access to public transportation, a plethora of dining and retail options, and nearby parks, contributing to a desirable work-life balance. The full-floor lease allows Industrious to design and customize the space to meet the specific needs of its diverse clientele, further solidifying its position as a leading flexible workspace provider in the competitive New York City market.
