Hillsborough County is implementing crucial property tax relief measures for residents and businesses impacted by Hurricanes Helene and Milton. Simultaneously, the county is highlighting its success in combating property fraud, thanks to its alert system, which recently led to the arrest of a couple accused of attempting to steal a home.

Key Takeaways

  • Property Tax Relief: Options are available for homeowners and businesses affected by recent hurricanes, including homestead exemption protection, Save Our Homes cap maintenance, and potential tax refunds.
  • Fraud Prevention: The county’s property fraud alert system has proven effective in identifying and stopping fraudulent activity, leading to arrests.
  • Call to Action: Affected residents are urged to report damage and apply for relief before deadlines.

Hurricane Property Tax Relief Options

Hillsborough County Property Appraiser Bob Henriquez, alongside other local officials, has detailed several avenues for property tax relief for those affected by Hurricanes Helene and Milton. The primary goal is to ensure that no one misses out on available assistance during their recovery.

Key relief measures include:

  • Homestead Exemption Protection: Homeowners whose properties were damaged and became uninhabitable can maintain their homestead exemption for up to five years if they intend to restore and reoccupy their homes.
  • Save Our Homes & 10% Non-Homestead Cap: Both homestead and non-homestead properties benefit from caps on annual taxable value increases. Repairs or rebuilding within certain limits will not negate these protections.
  • Commercial Property Relief: Business owners can repair or rebuild damaged structures while retaining the 10% annual cap on taxable value increases.
  • 2024 Property Tax Refund: Property owners whose homes were uninhabitable for over 30 days in 2024 may qualify for a proportional tax refund. Applications for this refund are due by March 1, 2025. Proof of damage is required, and forms are available on the Property Appraiser’s website.

Residents experiencing storm damage are encouraged to report it immediately via the Property Appraiser’s website, email, or a dedicated hotline.

Property Fraud Alert System Success

In a separate but related effort to protect property owners, Hillsborough County’s free property fraud alert system has demonstrated its effectiveness. This system notifies registered residents when documents are filed against their homes, acting as an early warning against fraudulent activity.

Recently, this system alerted homeowners to suspicious activity, leading to the arrest of a married couple accused of forging deeds and attempting to steal their property. The alert system, which requires minimal registration time, has been credited with preventing significant financial loss and distress for homeowners. Despite its availability, officials note that a relatively small fraction of county homes are currently registered, urging more residents to sign up to safeguard their properties against "title pirates."
