Fort Lauderdale Waterfront Lots Gain Ground as Teardown Values Rise

A recent analysis of waterfront sales in Fort Lauderdale suggests that, in several neighborhoods, a property’s lot may matter more than its existing house. The report points to older homes selling at or near land value, rising prices for premium parcels and limited availability of vacant lots—factors that could reshape how owners price and prepare properties for sale.

Key takeaways

The figures reflect sales and listings cited in the David Siddons Group analysis; individual property values depend on location and lot characteristics.

  • In Coral Ridge, 47% of closings over the past two years reportedly sold at or below estimated land value.
  • On Las Olas Isles’ Nurmi Drive, reported sale prices ranged from $344 per square foot of lot for a 1953 home to $1,000 for 2024 construction.
  • Premium Harbor Beach lots were reported at $595–$659 per square foot, up from $240–$340 in 2018.
  • Waterfront position, frontage and dock access can substantially affect a parcel’s value.

Older homes increasingly sell as land

“Land value” refers to what a buyer effectively pays for a parcel apart from the structure. On sought-after waterfront streets, buyers may be builders or homeowners planning a custom replacement, making an older house contribute little to the sale price. The analysis argues that valuations based only on comparable homes can miss this land-driven demand.

Nurmi Drive offers a striking comparison: reported prices per square foot of lot varied from $344 for a 1953 home to $459 for a 1964 property, $779 for a 2020 home and $1,000 for a 2024 build. The range illustrates how construction age and condition can coincide with significant price differences, though it does not isolate those factors from other property differences.

Neighborhood conditions vary

In Coral Ridge, the report estimates typical 10,000-square-foot lots at about $3 million and says no vacant parcels were listed when its analysis was prepared. Reported land-sale values varied by position, from $203–$270 per square foot for interior canal lots to $259–$307 along Intracoastal Drive; point lots were described as the most valuable.

Harbor Beach’s premium parcels showed a reported rise in per-square-foot prices since 2018. In Rio Vista and Lauderdale Harbors, the analysis highlights a 1953 home that sold for $1.5 million in 2022 and later returned to the market as new construction. It also compares a recent $2.5 million land closing, or $324 per square foot, with a listed lot at $3.75 million, or $487 per square foot. Asking prices are not completed-sale prices.

What determines a waterfront lot’s value

The report identifies frontage width, point-lot status, distance to an inlet, fixed bridges and dock conditions as key considerations. Wider frontage and water on multiple sides can strengthen land value, while narrow or irregular parcels may depend more heavily on the existing home. Block-by-block differences also make nearby sales more useful than broad neighborhood averages.

Pricing and preparation for sellers

For owners of older homes on premium parcels, the analysis recommends estimating land and structure separately and comparing the lot with relevant land sales. Extensive pre-sale renovations may not pay off if likely buyers intend to rebuild. On narrower or less distinctive lots, however, the home’s condition and targeted updates may play a larger role. The figures are market indicators, not a property-specific appraisal.
