Fort Lauderdale’s T3 FAT Village has secured its first commercial tenants, marking a major step for the mixed-use development in the city’s Flagler Village area. Fortune 500 logistics company GXO Logistics will establish a regional headquarters there, while design firm CB Workplace Solutions will relocate its local operation to the project next year.

GXO establishes a regional presence

GXO Logistics, headquartered in Greenwich, Connecticut, is a publicly traded contract logistics provider with more than 150,000 employees across over 1,000 facilities in 27 countries. Its new T3 FAT Village office will support activity across the Americas and Asia-Pacific region.

The company’s arrival follows a yearlong recruitment effort led by Broward County and the Greater Fort Lauderdale Alliance. Local officials said the region’s logistics infrastructure, workforce, business climate and proximity to Latin America helped attract GXO.

Design firm adds creative-sector momentum

CB Workplace Solutions, a national workplace design firm founded in North Carolina in 1993, will also become an early tenant. The company plans to move its Fort Lauderdale operation from Las Olas Boulevard next year.

Its presence complements FAT Village’s focus on design, technology, arts and innovation. The development is intended to attract companies seeking collaborative, environmentally conscious workplaces while strengthening Fort Lauderdale’s appeal to knowledge-based industries.

Mass timber office building leads the project

T3 FAT Village topped out in October 2025 and is being developed by Hines and Urban Street Development. The project’s office component is described as Florida’s first mass-timber office building, combining timber construction with technology, wellness features and sustainability-focused design.

The six-story building is intended to provide a flexible setting for companies and employees, with spaces designed to encourage collaboration and creativity. It sits between Andrews Avenue and the Florida East Coast Railway tracks, just south of Sistrunk Boulevard.

A larger mixed-use neighborhood is taking shape

The office building is part of a 5.6-acre, 835,000-square-foot mixed-use destination valued at approximately $500 million. The master plan includes residences, retail, cultural spaces and areas for artists, with the goal of creating a walkable extension of Fort Lauderdale’s FAT Village district.

More than 600 apartments are planned across two residential towers, while additional towers could add 257 apartments, office space or a hotel depending on market conditions. Construction is scheduled for completion this year, with the full master plan expected by 2027.

Officials point to broader economic impact

Broward County Mayor Mark Bogen and Fort Lauderdale Mayor Dean Trantalis characterized GXO’s decision as evidence of the city’s growing appeal as a corporate destination. They said the tenant announcements could encourage additional companies to consider the area and contribute to job creation and economic growth.
