A newly built Golden Beach mansion has emerged as the top luxury residential deal in Miami-Dade County after entering contract at an asking price of $16.9 million. The transaction led 11 contracts signed from Aug. 31 through Sept. 6, which together represented nearly $80 million in asking-price volume across the county’s high-end housing market.

The week’s activity was slightly below the same period a year earlier, when 15 contracts totaled approximately $132 million. Still, the latest deals highlighted continued demand for waterfront homes and branded condominium residences in Miami-Dade.
Golden Beach mansion tops the rankings
The leading contract involved a 5,660-square-foot mansion completed in 2024. The six-bedroom, six-bathroom home includes an additional half-bath, an elevator, a private dock, an outdoor shower and 45 feet of water frontage along the Intracoastal.
The property, listed at roughly $2,985 per square foot, sits in Golden Beach, a small oceanfront municipality near the Broward County line. The community has fewer than 1,000 residents but consistently attracts some of South Florida’s most expensive residential transactions. Property records show the owners acquired the site for $2.5 million in 2020.
Coral Gables-area homes follow
The second-highest single-family contract was a $8 million deal for a 5,650-square-foot home on a one-acre lot at Southwest 82nd Street in the Ponce Davis neighborhood. The six-bedroom property features a coffee bar, steam room and tropical garden.
A five-bedroom waterfront home on North Prospect Drive in Coral Gables ranked third among all residential contracts at $7.1 million. Other notable single-family deals included properties in Miami Shores and South Miami, each priced at $4.4 million.
Ritz-Carlton condo leads luxury apartment deals
The top condominium contract was for Unit 11B at the Ritz-Carlton Residences, South Beach. The pre-construction residence was listed at $10.5 million and spans about 3,000 square feet, with three bedrooms, three-and-a-half bathrooms and a 912-square-foot terrace.
The Kobi Karp-designed oceanfront project is expected to be completed in 2028. Plans call for 30 beach houses, residences ranging from one to five bedrooms and approximately 50,000 square feet of amenities.
Waterfront and branded projects round out the list
Other major condo contracts included an $8.4 million residence at a Ritz-Carlton tower in Sunny Isles Beach and a $4.5 million unit at the Armani-branded tower there. Key Biscayne recorded contracts of $6.9 million and $4.5 million, while a Five Park residence in Miami Beach entered contract at $4.3 million.
Across the 11 deals, five involved single-family homes and six involved condominiums. The single-family contracts averaged $8.2 million, while the condo transactions averaged $6.5 million, underscoring the premium buyers continue to place on waterfront access, large terraces and internationally recognized residential brands.
