Florida Homes Found Buyers Faster in Q3 as Inventory Tightened

Florida’s single-family housing market moved at a quicker pace in the third quarter of 2026, with homes spending fewer days on the market before reaching contract and sellers getting closer to their original asking prices. Closed sales were nearly unchanged from a year earlier, while inventory declined and new pending sales fell, signaling a market with mixed momentum.

Key takeaways

  • Closed single-family sales rose 0.2% year over year to 65,904.
  • The median sale price increased 2.4% to $420,000.
  • Median time to contract fell to 47 days, down from 52 days a year earlier.
  • Active inventory dropped 9.8%, while new pending sales declined 2.5%.

Sales held nearly steady as prices edged higher

Florida recorded 65,904 closed single-family sales in July, August and September, a slight increase from the same quarter in 2025. The statewide median sale price reached $420,000, up 2.4% year over year. Florida Realtors’ Chief Economist Brad O’Connor said the broader sales trend was not substantially different from earlier in the year, despite rising mortgage rates weighing on activity.

Homes reached contract sooner, but new pending sales dipped

The median time between listing and going under contract shortened to 47 days, compared with 52 days a year earlier. Sellers also received a median 96% of their original asking price, up from 94.9% in the third quarter of 2025.

At the same time, new pending sales—homes that went under contract during the quarter—fell 2.5% to 65,973. New listings were nearly unchanged. The combination suggests that homes that sold were moving more quickly, even as the flow of newly contracted properties softened.

Inventory tightened across the market

Active inventory ended the quarter at 95,799 homes, down 9.8% from a year earlier. Supply stood at 4.4 months, compared with 5.1 months in the third quarter of 2025. The lower inventory level accompanied the quicker contract pace, though the figures alone do not indicate how conditions varied across individual local markets.

Results varied by price range

Sales of homes priced at $1 million or more increased 14.9%, and every reported price bracket above $600,000 posted gains. By contrast, sales from $300,000 to $399,999—the largest category by transaction volume—fell 4.7%.

The pace improved in several ranges. In the $300,000-to-$399,999 bracket, median time to contract dropped 7.8% to 47 days. Homes priced from $700,000 to $799,999 reached contract in 41 days, a 22.6% improvement. Sales between $200,000 and $299,999 were virtually flat, and the median time to contract remained 51 days.
