Florida’s luxury real estate market is experiencing an unprecedented surge, with 2025 marking a historic year for high-value transactions across the state. From Miami’s bustling metropolis to the serene coastlines of Naples and Ponte Vedra, the Sunshine State has solidified its position as a premier destination for the ultra-wealthy, driven by a significant influx of wealth and a desirable lifestyle.

With 361 such transactions, the region only trails the pandemic-fueled boom of 2021. This surge indicates that Miami, in particular, is selling a $10 million-plus home approximately every day, doubling the rate seen in 2020. This trend is attributed to a significant "wealth migration," with prominent figures like Google co-founders Larry Page and Sergey Brin relocating to Miami, drawn by its burgeoning FinTech hub, lifestyle, and tax advantages.

Record-Breaking Transactions Across the State

Beyond South Florida, the luxury market’s strength is evident statewide. In December 2025, a Miami estate reportedly purchased by Google co-founder Larry Page for $101.5 million was the nation’s most expensive home sale. This sale, along with two other Palm Beach properties ranking second and third for the month, highlights Florida’s dominance. Overall, six of the top 10 most expensive U.S. home sales in December were in coastal Florida cities, and the state represented half of the top 10 most expensive sales for the entire year of 2025.

Southwest Florida also witnessed historic deals. A Collier County compound comprising three adjacent properties sold for a staggering $225 million, setting a new record for the largest residential transaction in Florida’s history. Additionally, a beachfront estate in Naples sold for $85 million, and a home in Bonita Springs set a new record for Lee County at $14.3 million.

Northeast Florida also saw its top sale of 2025 with a Tuscan-style villa in Ponte Vedra selling for $18.75 million in November.
