A Dell-backed investment group says buyers have claimed roughly 40% of 75 planned residences at The Boca Raton, marking the historic resort’s first home sales on its grounds. Prices now start at $8.95 million, well above earlier estimates. The eight-story development has city approval, with construction expected to begin late this year and completion planned for 2029.
Key takeaways
- Roughly 40% of the 75 residences have been claimed, according to a project representative.
- Prices range from $8.95 million to more than $20 million.
- The resort’s first residential building is planned for completion in 2029.
The project combines private residences with resort services and amenities, extending a major investment in one of Boca Raton’s best-known properties.
A first for the century-old resort
The residences are planned for 501 E. Camino Real and will be the first homes sold on the grounds of The Boca Raton, which opened in 1926. The offering includes terrace residences, penthouses and three villas. The villas are planned to have private gardens, plunge pools and outdoor kitchens.
The starting price has risen from earlier reported expectations: Bloomberg previously reported a $4 million entry point, while a May sales announcement put it at $5 million. Current prices begin at $8.95 million, with larger three- to five-bedroom homes exceeding $20 million.
Resort services and family membership
Owners are expected to have access to at-home butler service, childcare and pet care, alongside 45,000 square feet of private indoor and outdoor amenities. Planned facilities include a rooftop pool with cabanas, a spa with a hammam and thermal suites, a fitness center with a Pilates studio, a golf simulator, a card room and a residents’ lounge.
A residential club membership is designed to extend to owners’ parents and children and remain attached to the home when it changes hands. Sabrina Gleizer, a partner at BDT & MSD Partners, described the residences as a resort-serviced lifestyle offering.
Design and project timeline
The city approved the eight-story building in March. Construction is scheduled to start late this year, with completion targeted for 2029. Hart Howerton is designing the exterior, planned with ivory stucco, shell stone and bronze accents. Pembrooke & Ives is handling interiors that draw on the resort’s Addison Mizner heritage.
Plans call for 12-foot-deep terraces, full-height glass, white oak and marble finishes, and kitchens equipped with Sub-Zero, Wolf and Cove appliances.
Investment behind the development
Michael Dell’s MSD Partners acquired The Boca Raton for $875 million in 2019 and later combined with Byron Trott’s BDT & Co. The merged firm has invested about $375 million in resort upgrades and secured a $1 billion refinancing. The property now includes about 1,000 rooms across five hotels, as well as a beach, golf course, marina, spa and tennis facilities.
The condo launch adds a residential component to that resort business, offering buyers private homes alongside hotel-style services and access to the wider property.
