A new snapshot of America’s housing market highlights conflicting trends: the Federal Reserve is tightening monetary policy while home sales recover in parts of Florida. Baby boomers remain central to market activity, foreign demand is weakening, and lawmakers are considering mortgage portability to make moving easier for homeowners.

The developments were outlined in a September 18, 2026, real estate roundup, offering a broad look at affordability, migration, demographics and luxury demand across the country.

Higher rates challenge housing recovery

The Federal Reserve increased its benchmark rate by 0.25 percentage points in an effort to contain renewed inflation. The move brings the target range to 3.75%–4.00% and comes despite calls from President Trump for lower borrowing costs. Fed policymakers also indicated that another increase could occur before the end of the year, potentially placing additional pressure on mortgage affordability.

Baby boomers shape both sides of the market

Americans ages 61 to 79 represent 42% of home buyers and 55% of sellers, according to the roundup. Many in this generation have built substantial equity, allowing them to purchase homes with cash or make large down payments. Their activity is influencing inventory, pricing and the types of homes entering the market.

Foreign demand continues to retreat

Foreign buyers purchased 67,100 existing U.S. homes between April 2025 and March 2026, representing $45.3 billion in transactions. It was the second-lowest purchase count recorded since tracking began in 2009. The median purchase price also declined 19.1% to $465,000, signaling weaker international demand for American housing.

Florida combines broad recovery with luxury strength

Florida’s market posted its 11th consecutive month of year-over-year sales growth in July. Single-family transactions rose more than 5%, while condominium sales increased 11%. The state also saw sharp gains at the high end: sales of million-dollar condos and townhomes climbed over 31%, and sales of million-dollar single-family homes rose more than 27%.

The state is also home to a major luxury development in Miami’s Brickell district. Cipriani Residences is completing a 950-foot residential tower featuring two top-floor penthouses priced at approximately $33 million and $19.8 million.

Migration and retirement preferences shift

South Carolina ranked as the leading destination for Americans considering a move, followed by Idaho and Florida. Separately, a retirement-living ranking placed Florida communities in eight of the top 10 positions, with Rio and Highland Beach taking the first two spots. Weather, housing costs, safety, health care and entertainment were among the factors considered.

Mortgage portability enters the policy debate

The proposed Making Ownership Viable for Everyone Act would allow homeowners to transfer their existing mortgage rate, term and balance to another property. The legislation would direct Fannie Mae and Freddie Mac to purchase portable mortgages. Supporters argue that the change could reduce the “lock-in” effect keeping owners from selling low-rate homes, though implementation and lender-risk questions remain.

Wealth remains concentrated in a few suburbs

Scarsdale, New York, topped the list of America’s wealthiest suburbs, with average household income of $612,591. West University Place, Texas, ranked second at $439,594. California, New York and Texas accounted for eight of the 10 communities on the list, underscoring the concentration of high-income households in select metropolitan areas.
