Central Florida’s real estate market experienced a modest increase in sales in July 2025, with a 1.5% rise compared to June. This uptick coincided with mortgage rates hitting their lowest point in nearly a year, offering a glimmer of hope for buyers and sellers alike. Despite the sales growth, inventory levels and new listings saw a slight decline.

July 2025 saw a total of 2,551 home sales, a slight increase from June’s 2,513. This growth was accompanied by a decrease in mortgage interest rates, which fell to 6.5% from 6.7% in June, marking the lowest rate for the year. This affordability boost could potentially attract more buyers back into the market as summer concludes.

Inventory and Listings

The available housing inventory in Central Florida decreased by 1.7% in July, standing at 13,557 units compared to 13,793 in June. Similarly, new home listings also saw a 1.7% dip, with 3,788 new properties entering the market in July, down from 3,854 in June. The supply of homes available for sale also reduced to 5.31 months, inching closer to the six-month mark considered a balanced market. This is a notable improvement from July 2024, which had only a 4.21-month supply.

Sales Snapshot by Property Type

  • Single-Family Homes: 2,025 units were sold in July, a 2.3% increase from June. The median price for single-family homes was $425,000.
  • Condos: Sales saw a 5.3% decrease, with 266 units sold in July. The median price for condos was $193,700.
  • Townhouses/Villas: Sales increased by 2.8%, with 260 units sold. The median price for townhouses/villas was $324,450.

Distressed properties, including bank-owned homes and short sales, accounted for 0.8% of all sales, with 21 units sold in July. This represents a 19.2% decrease from the previous month.

Market Trends

While overall sales saw a modest rise, the time homes spent on the market increased slightly to an average of 69 days in July, up from 67 days in June. The median home price remained consistent, holding steady around $389,999, mirroring figures from May and June. The decrease in mortgage rates is seen as a positive development that could help stabilize and potentially invigorate the market in the coming months.
