Miami-Dade Sets New Record for $30M-Plus Home Sales Before Year-End

Miami-Dade County has surpassed its annual record for homes selling at $30 million or more, with 24 single-family homes and condominiums reaching that threshold by Sept. 30. The pace points to a possible 32 such sales by year-end, even as broader housing activity softens amid elevated mortgage rates.

Key takeaways

The luxury market is setting records while overall sales and pending contracts show signs of cooling. The latest figures from MIAMI REALTORS® + RWorld highlight a widening contrast between high-end demand and the challenges facing many other buyers.

  • Miami-Dade recorded 24 sales of $30 million-plus homes through September, exceeding the previous annual record of 21.
  • September’s total home sales declined 2% year over year to 1,733 transactions.
  • Pending sales fell for both single-family homes and condominiums.
  • Active listings were down 10.1% year over year at the end of September.

Ultra-luxury sales surpass the previous record

The 24 high-end sales recorded by Sept. 30 topped the prior annual high of 21, set last year. Based on the pace through September, MIAMI REALTORS® + RWorld estimated Miami-Dade could finish the year with 32 sales at or above the $30 million mark. The organization pointed to the activity as evidence of substantial wealth flowing into the area.

The strong results at the top of the market have not erased opportunities at lower price points, said board chair Alfredo Pujol. He noted that options across the region start around $400,000 and that Miami condominium sales near the $400,000 median price point were up 15% year over year.

Overall sales and pending contracts weaken

Miami-Dade recorded 1,733 home sales in September, down 2% from a year earlier. Single-family transactions fell 4.7% to 824, while condominium sales edged up 1% to 909.

Pending sales, which can signal the direction of future closings, also declined. Contracts for single-family homes dropped 11.6% year over year to 814, and pending condominium sales fell 7.5% to 936. The figures suggest that the broader market was losing momentum even as ultra-luxury buyers remained active.

Mortgage rates and inventory shape the outlook

MIAMI REALTORS® + RWorld chief economist Gay Cororaton cited higher borrowing costs as a key factor in weaker year-over-year comparisons. Mortgage rates rose nearly 0.6 percentage points, reaching 7.46% between Sept. 1 and Oct. 13. Cororaton said elevated rates were weighing on homebuyers, while upper-end purchasers had continued to participate.

At the end of September, active listings totaled 16,242, down from 18,057 a year earlier. That marked the eighth consecutive month of year-over-year declines in inventory. Together, falling listings and weaker pending sales point to a market in which high-end demand remains robust but broader conditions are more constrained.
