Keyrenter Takes Its Rent-Collection Pitch to Florida With Ocala Expansion

Tulsa-based Keyrenter Property Management says it has opened an office in Ocala, Florida, its eighth market. The company plans to serve Marion County owners of single-family rentals, emphasizing rent collection, monthly owner payments and financial controls. Its expansion comes as the company says payment reliability is a leading concern among rental owners.

Key takeaways

Keyrenter’s Florida launch adds a new market to an operation the company says manages about 3,500 homes for roughly 1,800 owners. The figures and descriptions of its safeguards are company-reported.

  • The new office is at 603 E. Fort King St. in Ocala.
  • Services are slated to include tenant placement, rent collection, maintenance coordination and owner reporting.
  • Keyrenter says rent and security deposits are held in separate trust accounts, with internal oversight controls.
  • The company reports completing 10 acquisitions of property-management portfolios.

Ocala becomes Keyrenter’s eighth market

Keyrenter says the Ocala office will provide full-service management for single-family rentals across Marion County. Its existing markets are Tulsa and Oklahoma City in Oklahoma; Northwest Arkansas; St. Louis in Missouri; Wichita and Kansas City in Kansas and Missouri; and Indianapolis in Indiana.

The company says its procedures for licensing and handling client funds will apply in Florida as they do in its other markets. It describes monthly owner distributions and itemized statements as central services, alongside leasing and maintenance coordination.

Payment reliability is the company’s focus

Owner and Managing Broker Mat Zalk said the company treats rent from a managed home as money tied to an owner’s financial future. According to Keyrenter, rent and security deposits are kept apart from company operating funds, and oversight measures are designed to prevent a single employee from accessing an owner’s money without review.

The company also described a Tulsa client who joined after a previous manager allegedly failed to pay rent for more than six months on three properties. Keyrenter says the client later received regular distributions and expanded to 11 homes. The account illustrates the company’s stated emphasis on consistent payments, though it is an example supplied by the company rather than independent performance data.

Portfolio acquisitions support expansion

Keyrenter says it is also working with real estate agents and independent property managers who want to exit the day-to-day management business. It reports completing 10 portfolio acquisitions and says transitions are structured to maintain rent collection and owner reporting for transferred clients.

The company, which describes itself as a family business, says its long-term approach informs how it handles client funds. Its Florida launch extends that model into a new state as it seeks both rental-property owners and management portfolios.
