Tula Residences has topped off at 21 stories, marking a major construction milestone for the planned luxury condominium in North Bay Village. Developers Bayshore Grove Capital and Pacific & Orient Properties say the 54-home building is expected to open in the third quarter of 2027. Residences are priced from below $2 million, with sales marketing shared by two brokerages.
Key takeaways
- The 21-story tower is scheduled to open in the third quarter of 2027.
- Plans call for 54 residences, including six penthouses, with prices starting below $2 million.
- The project will include 18,000 square feet of amenities and views of Biscayne Bay and the Miami skyline.
The topping-off marks the completion of the building’s structural height, as work continues toward its anticipated opening. The developers describe Tula as North Bay Village’s first new condominium community in more than a decade.
A milestone for the project
Bayshore Grove Capital and Pacific & Orient Properties are developing Tula. The developers recently added Compass Development Marketing Group as a co-listing broker alongside Brown Harris Stevens to market and sell the residences.
Bayshore Grove founder and CEO Vivian Dimond said reaching the top of the building was an important moment for the project and the neighborhood. She said the structure is beginning to reflect the team’s vision as construction advances.
Residences with bay and skyline views
The planned homes include 48 two- to five-bedroom residences ranging from 1,590 to 2,440 square feet, plus six penthouses distributed across the top three floors. According to the project’s backers, every residence is a corner unit with views of Biscayne Bay and the Miami skyline.
The residences are being marketed at prices starting below $2 million. The source announcement did not specify individual floor plans, pricing tiers or sales figures.
Amenities and anticipated opening
Tula’s 18,000 square feet of amenities are planned for a sixth-floor level. Features are set to include a resort-style pool with a landscaped deck, lounges and private cabanas, as well as a 2,400-square-foot fitness center.
Additional planned spaces include a great room with a marble fireplace, a private dining room for 12 and a Skyline Club Room for private gatherings. The development is expected to open in the third quarter of 2027.
