North Florida’s housing market lost momentum in August, with single-family home closings declining for the second consecutive month across the six-county First Coast region. The slowdown came alongside shrinking inventory, while the regional median price remained nearly unchanged from a year earlier, signaling a more selective market for buyers and sellers.

Regional sales and inventory decline

There were 1,702 single-family homes sold across the First Coast in August, compared with 1,809 closings during the same month last year and 1,901 in July. The consecutive monthly declines suggest that buyers may be taking more time to evaluate pricing, financing costs and property condition.

The supply of available homes also contracted. Active inventory fell from 8,022 properties a year earlier and 6,547 in July to 6,145 in August. Despite fewer listings, the modest movement in prices indicates that demand remains present but is not strong enough to push the market sharply higher.

Prices remain broadly stable

The regional median sales price reached $396,495. That represented a 0.1% increase from August 2025 but a 1.9% decline from July. NEFAR President Kim Knapp said buyers remain active but are becoming more selective, increasing the importance of accurate pricing and strong property condition from the start of a listing.

The figures point to a market in transition rather than a broad-based price correction. County-level results varied significantly, reflecting differences in local demand, housing costs and available inventory.

County results show uneven performance

Duval County, which includes Jacksonville, recorded 887 closings, down 4.4% from a year earlier and 5.6% from July. Its median price was $335,000, unchanged from July but 1.5% below the previous year.

St. Johns County remained the First Coast’s most expensive market, with a median price of $573,250. Prices rose 4.2% year over year but slipped 2.7% from July. Sales fell sharply, with 398 closings—down 20.1% annually and 25.6% monthly.

Clay County reported 241 sales, a 10% annual increase but a 10.4% monthly decline. Its median price rose to $369,000, up 2.8% year over year and 2.5% from July.

Nassau County posted 115 closings, up 13.8% from last year and 29.2% from July. However, its median price declined 7.3% annually to $454,413.

In the region’s more rural counties, Putnam recorded 42 sales, while Baker had 17. Putnam’s closings increased annually but fell from July; Baker’s sales declined slightly year over year and were unchanged monthly.

What the numbers mean for the market

August’s results suggest that North Florida remains active but is becoming less forgiving for sellers. With inventory lower than last year and sales slowing, homes that are competitively priced and well maintained may attract buyers more quickly, while overpriced properties could face longer marketing times.
