Inside the Marketing Engine Powering David Siddons Group Listings

David Siddons Group has outlined a data-driven marketing system designed to connect Miami luxury listings with buyers before a property reaches the market. The strategy combines neighborhood-focused content, audience-building, lead scoring, saved searches, video, and selective paid promotion to prioritize qualified prospects over sheer visibility.

Key takeaways

The group’s marketing model centers on several connected systems:

  • Fifteen territory managers produce recurring neighborhood content.
  • Articles and videos are designed to generate registrations and buyer data.
  • A large contact database and YouTube audience provide owned reach.
  • Follow Up Boss ranks prospects by engagement and stated buying needs.
  • New listings are introduced first to the most relevant potential buyers.

A content operation built around Miami submarkets

According to the group, 15 territory managers cover distinct Miami areas and each publishes an article paired with a video every month. The material typically ends with a specific call to action, encouraging readers and viewers to register, save a search, or request additional information.

The group says each content pair can generate between 50 and 100 registrations, producing an estimated 750 to 1,500 new leads monthly from fresh publishing alone. Its broader library contains more than 2,300 articles, covering subjects such as neighborhoods, schools, market conditions, luxury homes, and new construction.

Owned audiences are central to the strategy

The system is designed to reduce dependence on one-time advertising campaigns. David Siddons Group reports that its website and database attract approximately 50,000 returning users each month without requiring new advertising to bring them back. It also reports more than 1 million contacts in its retargeting database and 150,000 YouTube subscribers, with the channel growing by roughly 10% monthly.

These figures are company-reported and illustrate the group’s argument that an established audience can provide more durable value than a short-term boost in impressions.

Why paid reach has limitations

The group’s briefing also points to restrictions affecting housing advertisements on platforms such as Meta and Google. Real estate advertisers cannot freely target users by income, net worth, high-income ZIP codes, or many demographic characteristics because of housing-advertising rules connected to fair-housing enforcement.

As a result, the group says paid campaigns are better suited to geographic feeder markets, broad awareness, and retargeting people who have already interacted with its content. Its proposed alternative is to build a qualified audience organically through repeated engagement.

How a listing is launched

When a new property becomes available, the group says it first targets people whose saved searches match the listing’s neighborhood and price range. Contacts ranked highly by recent and frequent website activity are also prioritized before broader distribution to the full database and YouTube audience.

Registration data can include purchase timing, financing status, and whether a prospect must sell another property. Those details help the team decide whether a lead warrants immediate outreach or should enter a longer-term nurturing sequence.

A different question for sellers

The system reframes listing selection around relevance rather than raw exposure. Instead of asking only how many people will see a property, sellers may want to know how many prospective buyers have already demonstrated interest in the specific neighborhood, price band, and property type.

David Siddons Group’s position is that this level of audience intelligence takes years to develop. Its marketing model therefore presents content, audience ownership, and lead prioritization as a combined sales infrastructure—not merely a promotional package for an individual listing.
