Longpoint expands Miami footprint with $195 million, 10-building industrial acquisition

Longpoint Partners has expanded its South Florida industrial platform by acquiring a 10-building portfolio in Miami-Dade County valued at approximately $195 million. The transaction adds nearly 730,000 square feet of small-bay industrial space across established submarkets, strengthening the firm’s presence in one of the country’s most supply-constrained logistics markets.

Key takeaways

  • The portfolio includes 729,901 square feet across 10 buildings and approximately 41.8 acres.
  • The properties were 90% occupied by 74 tenants at the time of acquisition.
  • Longpoint paid approximately $267 per square foot.
  • The buildings feature 231 loading positions and clear heights ranging from 17 to 25 feet.

Portfolio adds scale in Miami-Dade

The acquired properties average roughly 72,990 square feet each and are designed to serve smaller industrial users. Tenants occupy an average of approximately 9,864 square feet, creating a diversified mix across the portfolio rather than concentrating income among a small number of large occupants.

The properties’ front- and rear-loading configurations, along with a 40% floor area ratio, allow them to accommodate businesses involved in distribution, services and other operations that benefit from proximity to customers and transportation networks.

Small-bay industrial remains central to strategy

Longpoint has focused on functional industrial buildings in infill locations where limited land availability and competing uses make new development difficult. The Miami-Dade acquisition follows that strategy, adding smaller-format facilities rather than large, single-tenant distribution centers.

The 90% occupancy rate provides existing rental income while leaving room for leasing activity. Because the 74 tenants are distributed across 10 buildings, the departure or expiration of an individual lease should have a more limited effect on overall portfolio occupancy than it would in a concentrated, single-tenant investment.

Local platform supports operations

The acquisition builds on Longpoint’s established South Florida presence, including offices and operating teams in Miami and Fort Lauderdale. The firm says its local structure supports both investment sourcing and direct oversight of leasing and property-level business plans.

Longpoint’s investment rationale also reflects the region’s population growth, access to major consumer markets and transportation infrastructure. Those factors continue to support demand for industrial space even as available land for new facilities remains constrained.

Transaction broadens Longpoint’s regional footprint

Founded in 2015 and headquartered in Boston, Longpoint operates across the United States and Europe. The Miami-Dade purchase represents a significant expansion of its South Florida industrial holdings while remaining consistent with its broader approach of acquiring and managing assets in supply-constrained markets.

By adding nearly 730,000 square feet and a broad tenant base, the transaction gives Longpoint greater scale in Miami and reinforces its focus on smaller industrial properties that serve local and regional businesses.
