Compass executives Miltiadis Kastanis and Bobby Auerbach have been selected to lead sales of the remaining residences at One Metropica, the first residential tower completed within Sunrise’s 50-acre Metropica community. The assignment also positions the brokers to advise on future residential phases as the long-delayed mixed-use development moves forward.
Key takeaways
- One Metropica is approximately 90% sold, with 25 developer residences still available.
- The remaining inventory includes five penthouses.
- Kastanis and Auerbach will advise on future residential components at Metropica.
- Retail construction has resumed, while offices and hotels remain part of the broader plan.
The appointment marks a new phase for the development as its first condominium tower nears sellout and construction activity resumes elsewhere on the site.
Remaining inventory at One Metropica
One Metropica includes 263 total residences across its 28 stories. The tower opened in 2020 and now has 25 developer-owned units remaining, including five penthouses.
The sales mandate gives Kastanis and Auerbach responsibility for completing the project’s remaining residential program. Their work will focus on positioning the final units as Metropica advances from an initial condominium launch toward a broader mixed-use community.
A broader plan for Metropica
Metropica is planned as a large-scale development with more than 2,000 homes at full build-out. In addition to residential buildings, the master plan calls for retail, office and hotel components.
The project has experienced numerous delays since One Metropica opened. However, construction of the retail component is now underway, and the developer says the next phases of the community are advancing.
Joseph Kavana, CEO of developer K Group Holdings, described the sales team’s appointment as important to both the completion of One Metropica and the project’s longer-term evolution. He said the brokers bring complementary perspectives to the development.
Experience of the new sales team
Kastanis serves as executive director of sales at Compass and has worked on multiple luxury residential developments across South Florida. His experience in high-end condominium sales will support the marketing of One Metropica’s remaining inventory.
Auerbach is the founder of The Bobby Auerbach Group and a broker associate at Compass. He has more than 20 years of experience working in Broward and Miami-Dade counties, giving him familiarity with the region’s residential market and its changing buyer preferences.
Auerbach said the area around Metropica has developed into a significant destination for shopping, sports, entertainment and business. He characterized the project’s opportunity as connecting those uses with a residential and mixed-use environment designed to attract both visitors and permanent residents.
What comes next
The immediate priority will be selling the remaining One Metropica residences, particularly the five penthouses. Beyond that, Kastanis and Auerbach will advise K Group Holdings on future residential components, giving them a role in shaping the community beyond the original tower.
With retail construction underway and additional residential, office and hotel plans still ahead, Metropica’s next stage will determine how quickly the larger Sunrise development can progress toward its planned build-out.
