Tahiti Gardens, an 112-unit multifamily property in Lauderdale Lakes, Florida, has sold for $19.25 million in a transaction brokered by Marcus & Millichap. The sale highlights continued investor interest in larger, well-located apartment communities despite a more selective commercial real estate market.

Property details

Tahiti Gardens is located at 3400 and 3460 NW 50 Ave. in Lauderdale Lakes, a suburb northwest of Fort Lauderdale. The property consists of two contiguous buildings totaling approximately 76,868 square feet. Each building contains 56 apartments and was constructed in 1971.

The unit mix includes 60 one-bedroom, one-bath apartments; 47 two-bedroom, one-bath apartments; and four two-bedroom, two-bath apartments. The community also includes a leasing office, an on-site swimming pool and a playground.

Brokerage and sale strategy

Daniel Cunningham, Evan Richardson, River Rhoads, Dillon Majeski and Cory Sanchez of Marcus & Millichap exclusively marketed the asset for KPC Properties. Cunningham said the transaction reflected demand for multifamily properties with sufficient scale and strong underlying market fundamentals.

The brokerage team emphasized Tahiti Gardens’ size, location and potential for sustained demand when presenting the property to investors. Cunningham said the positioning helped generate interest among qualified buyers and supported the final $19.25 million outcome.

Tahiti Gardens is near Oakland Park Boulevard, University Drive and Florida’s Turnpike, providing access to major transportation routes across Broward County. Residents also have proximity to retail centers, restaurants, grocery stores and healthcare services.

The property is within reach of commercial corridors serving Lauderhill, Plantation and Sunrise. Those nearby destinations contribute to the appeal of the location for renters seeking access to employment, shopping and everyday services.

Broader multifamily market context

The sale comes as investors have become more selective about multifamily acquisitions, focusing on properties with durable demand drivers and recognizable operating potential. Assets with meaningful unit counts and convenient suburban locations can remain attractive, particularly when they offer access to established amenities and transportation networks.

Marcus & Millichap reported closing 8,818 transactions totaling $50.8 billion in sales volume during 2025. At year-end, the company had 1,808 investment sales and financing professionals across more than 80 offices in the United States and Canada.
