A recent buyer’s guide from local real estate agents identifies five streets where limited inventory and strong land values continue to shape the market.

Properties typically feature half-acre lots, with a well-positioned home estimated at $3.5 million to $4.5 million. The street’s family-friendly environment is a major draw: agents say quiet roads with little through traffic can command significant premiums over busier corridors.

St. Gaudens Road offers one of the Grove’s strongest combinations of history, shade and walkability. Its location near Ransom Everglades and Carrollton makes it especially attractive to families seeking access to prominent private schools.

Kiaora Street: The acreage option

Kiaora Street is geared toward buyers who need substantially more land. Parcels begin around 20,000 square feet and can extend to nearly an acre or, on nearby streets, as much as two acres—an unusual offering so close to Miami’s urban core.

The street attracts families who may also consider Ponce-Davis, Snapper Creek or Hammock Lakes. At the same time, Kiaora preserves Coconut Grove’s bikeability and neighborhood atmosphere, with convenient access to downtown Grove, Coral Gables and South Miami.

Why these streets command a premium

Across all five addresses, scarcity is the central market force. Large lots cannot be recreated, mature trees take decades to develop, and quiet streets offer a level of privacy that busy roads cannot match. The locations also combine residential seclusion with access to schools, waterfront paths, restaurants and major employment centers.

Because owners often face limited pressure to sell, many transactions occur privately. Buyers focused on these streets may therefore need local market relationships and patience rather than relying exclusively on public listing portals.
