South Florida’s Luxury Market Stretches North to the Treasure Coast

South Florida’s luxury housing market is becoming a more unified regional marketplace after Miami Realtors merged with Martin County Realtors. The agreement connects agents and listings across five counties, giving affluent buyers more options from Miami-Dade to the Treasure Coast and giving sellers broader exposure to high-end properties.

Key takeaways

  • The new MLS covers Miami-Dade, Broward, Palm Beach, Martin and St. Lucie counties.
  • About 94,000 real estate professionals can access the combined listings database.
  • Luxury properties in Jupiter Island, Sewall’s Point and Stuart are now linked more closely to South Florida’s established markets.
  • Buyers can compare waterfront homes across a nearly 120-mile Atlantic Coast corridor.

The expanded database is available to licensed real estate professionals, rather than directly to the public. It includes listing details and market information that can help agents guide buyers and sellers through the region’s increasingly connected housing market.

A single market from Miami to St. Lucie

The merger creates one multiple listing service spanning five counties, extending from Miami-Dade north through Broward and Palm Beach counties to Martin and St. Lucie counties. Miami Realtors described the territory as a nearly 120-mile real estate corridor that increasingly operates as one market.

The agreement follows Miami Realtors’ merger with RWorld, formerly known as Broward, Palm Beaches & St. Lucie Realtors. That earlier deal was described as the largest merger in the history of the National Association of Realtors.

More choices for luxury buyers

The change reflects how many wealthy buyers already search for homes. Rather than focusing on one county, they may compare waterfront estates, condominiums and private communities in several locations before deciding where to purchase.

Under the expanded system, an agent could search for properties in Miami Beach, Boca Raton, Jupiter Island or Stuart through one platform. That broader view may make it easier for buyers to weigh differences in lifestyle, location, property type and pricing across the region.

Greater exposure for sellers

For sellers, the merger places listings in front of a wider network of agents and potential buyers. That reach could be especially important in the luxury segment, where properties often attract purchasers relocating from other parts of Florida, across the country or internationally.

The arrangement also gives agents access to shared technology, data and educational resources. Those tools may support more consistent marketing and help professionals serve clients whose housing searches cross traditional county boundaries.

Regional competition is evolving

The expansion does not eliminate the distinct identities of Miami, Palm Beach, Jupiter Island or the Treasure Coast. However, it reduces the practical barriers between their real estate industries and acknowledges that affluent buyers increasingly view South Florida as a connected collection of communities.

As wealth migration continues to support demand for high-end homes, the unified MLS could encourage more cross-market comparisons and competition. It also signals that the region’s luxury housing market is moving beyond its traditional southern centers into emerging markets farther north.
