A major Brickell luxury transaction
The Charles Penthouse is the largest residence sold at The St. Regis Residences, Miami to date. At $47 million, the contract ranks among the largest and highest-priced condominium transactions in Brickell’s history, according to the development’s sales update. Because the property is under contract, the deal remains subject to closing and does not yet represent a completed sale.
The buyer’s move from New York to South Florida reflects a broader pattern among high-net-worth purchasers seeking Miami residences, particularly properties that combine waterfront access, privacy and hotel-style services.
Development advances toward sellout
The 50-story tower is being developed by Related Group and Integra Investments at 1809 Brickell Avenue along Biscayne Bay. Construction began in November 2024, with the building expected to top out later in 2026 before its anticipated 2027 completion.
The project will contain 152 residences, including penthouses, sky villas and two standalone garden villas. With approximately $900 million in sales and more than 80% of the inventory committed, the development is on pace for a sellout approaching $1 billion.
Design and residential offerings
Robert A.M. Stern Architects designed the building, marking the firm’s first residential project in South Florida. Rockwell Group is responsible for the interiors, while Enea Garden Design is creating the landscaped outdoor areas. Together, the design teams are shaping a residential environment intended to pair contemporary waterfront living with the traditional service associated with the St. Regis brand.
Residents will have access to more than 50,000 square feet of indoor and outdoor amenities. Planned features include a professional fitness center with Pilates and yoga studios, a full-size pickleball court, private marina, spa, holistic wellness center, indoor lap pool and landscaped recreational spaces.
Hospitality-led lifestyle
The property will include a residents-only fine-dining restaurant led by Michelin-starred chef Fabio Trabocchi, as well as a St. Regis Tea Room. Signature services are expected to include butler assistance, in-residence deliveries, an on-site house car, shoeshine service and personalized concierge arrangements.
Related Realty is the exclusive sales and marketing partner for the development. The penthouse contract adds momentum to the project as it moves through construction and strengthens Miami’s position in the market for branded luxury residences.
