The facility includes 24-foot clear heights, 19 dock-high doors, two drive-in doors and two grade-level doors. A 100-foot truck court supports loading and circulation, while the climate-controlled warehouse area provides flexibility for businesses with temperature-sensitive or specialized operating requirements.
Strategic Broward County location
The property is positioned about five minutes from both the Sawgrass Expressway and Interstate 595. It also offers access to Florida’s Turnpike and Interstate 95, creating connections throughout South Florida and beyond.
Its location near Fort Lauderdale-Hollywood International Airport and Port Everglades further strengthens its logistics profile. According to the transaction announcement, the facility can reach more than 6.5 million people within a 90-minute drive across Miami-Dade, Broward and Palm Beach counties.

JLL said competition for the asset reflected the limited availability of industrial properties in southwest Broward County. The property’s full occupancy provides stable income, while upcoming lease renewals may offer opportunities to increase revenue over time.
