Miami’s vibrant Wynwood District welcomes a significant addition with the completion of Wynwood Works, a 12-story, 120-unit affordable mixed-use development. This project marks a milestone as the first large-scale, green-certified affordable housing and mixed-use development in the area, fostering community and artistic expression.

A Collaborative Effort

Wynwood Works is the result of a robust public-private partnership spearheaded by the Omni Community Redevelopment Agency, Magellan Housing, Harmony Housing Affordable Development, and the Udonis Haslem Foundation. The city of Miami, Miami-Dade County, and the state of Florida also contributed to this initiative. The Omni CRA played a crucial role by contributing the land and a substantial $9.9 million grant, securing a 50-year covenant and a share in retail rents.

Financing for the approximately $32 million project included bonds issued by the Housing Finance Authority of Miami-Dade County and a $3.5 million construction loan from the Mount Zion Baptist Church. An official ribbon-cutting ceremony celebrated the project’s completion, attended by key figures from the development team and local government.

Housing and Amenities

The 120 apartments at Wynwood Works are designed to serve a range of income levels, with units allocated for residents earning between 30% and 80% of the area median income. Specifically, 10% of units are for those at 30% AMI, 10% at 50% AMI, 60% at 60% AMI, and 20% at 80% AMI. The development also prioritizes artists and individuals experiencing homelessness.

Residents can choose from studio, one-, and two-bedroom units, ranging from 445 to 774 square feet. These apartments come equipped with modern features such as full-size washers and dryers, decorator-designed kitchens, solid wood cabinetry, quartz countertops, and energy-efficient appliances. Community amenities include a spacious common room, coworking areas, a fitness center, a playground, and a garden. The building also offers five levels of structured parking with 102 spaces, along with on-site management and package receiving services.

Artistic Integration

Reflecting Wynwood’s renowned artistic character, Wynwood Works features 5,698 square feet of ground-floor retail space curated by the Omni CRA. The development also includes artist lofts and showcases murals created in collaboration with the Bakehouse Art Complex. Magellan Housing partnered with Bakehouse to select public art, resulting in Nicole Salcedo’s mural, "Blooming Worlds," adorning the building’s west façade, celebrating the neighborhood’s artistic spirit and future.

Wynwood’s Development Landscape

Wynwood Works is part of a broader trend of significant development in the Wynwood area. The neighborhood has attracted considerable investor interest, with other recent projects including the Society Wynwood, a large mixed-use development, and the ongoing construction of Wynhouse Miami, another substantial multifamily community.
